As construction barrels ahead, a unique, two-phase residential project a stone’s throw from Buckhead Village is coming into clearer focus.
The Veridian Buckhead development, which has been in central Buckhead’s development pipeline for three years, still plans to include a high-rise with for-sale condos. But the initial phase will bring a low-rise component with ambitions to “set a new benchmark for luxury townhome living in Atlanta,” says listing agent Allen Snow, Intown Atlanta Fine Homes Sotheby’s International Realty vice president of developer marketing and sales.
The 119 Pharr Road project is replacing a two-story rental community called Pharr Manor Apartments, tucked about a block and ½ west of Peachtree Road’s Restoration Hardware Atlanta and Buckhead Village.
According to Snow, the phase-one Veridian Buckhead Townhomes will include eight “striking” units designed by Xmetrical, an Atlanta firm with modern-style projects dotted across the city. The goal is for the townhomes to step naturally with the sloped land, positioned to maximize city views to the south and east, per the agent.

“To me, it’s a refined contemporary modern expression with a subtle Frank Lloyd Wright influence—particularly in how the buildings are integrated into the terrain,” Snow wrote to Urbanize Atlanta via email. “The exterior expression is clean and intentional—layered materials, strong horizontal lines, expansive glass, and deep overhangs—but what really makes it special is how it feels grounded in its environment.”
Plans call for two separate townhome buildings with four units each, all with different floorplans.
Each townhome will span roughly 3,500 square feet across four levels, and all come with elevators. All will have four bedrooms, four and ½ bathrooms, and two-car garages.
One perk will be rooftop terraces that, according to Snow, “become an extension of the home itself—true outdoor living rooms with skyline views that elevate the entire experience.”
That type of new-construction space, in a walkable Buckhead setting, comes at a price, of course. According to Snow, Veridian Buckhead Townhomes are expected to start in the $2 million range.
“Given the limited number of residences,” he noted, “we’re already beginning to form a private waitlist.”
Site work for Veridian Buckhead is underway, and Snow said the townhomes are scheduled to start vertical construction in late summer this year, with sales opening sometime this fall.

We’ve asked for a construction outlook update on the phase-two luxury condo tower component—now envisioned as a 17-story structure with more than 60 units—and we’ll update this story with any additional details that come.
At last check, the condo building was undergoing final designs last year.
Dezhu US, an active intown developer based in Norcross, initially filed paperwork for land disturbance permits for the Veridian condo project in March 2023. It’s expected to cost $100 million and span 155,000 square feet overall, the development team has said. Veridian condos would range from 1,900-square-foot, two-bedroom units to sprawling three-bedroom options with 3,030 square feet, each with large outdoor terraces, per designers Goode Van Slyke Architecture. Price ranges haven't been specified.

With condos, the building type would still be relatively rare for Atlanta, but recent years in Buckhead have seen condo ventures rise and quickly sell, including Kolter Urban’s upscale Graydon and The Dillon projects.
That Florida-based developer last week officially broke ground on its third condo bet in the neighborhood—the 194-unit, 20-story Elyse Buckhead—about a block from the Veridian site.
