Plans are coming into sharper focus for a project that hopes to capitalize on Buckhead’s renewed fervor for luxury, new-construction, for-sale multifamily options. 

The 18-story project, Veridian Buckhead, is currently “advancing through the final stages of design,” as lead designers Goode Van Slyke Architecture relayed this week. It’s now expected to include a few more condos (65, up from 61 units) on all floors but one.  

According to its architects, the 119 Pharr Road development stands to be “transformative,” with an emphasis on “architectural elegance, urban integration, and thoughtfully programmed residential and amenity spaces.”

With condos, the building type would still be relatively rare for Atlanta, but recent years in Buckhead have seen condo ventures rise and quickly sell, including Kolter Urban’s upscale Graydon and The Dillon projects. That Florida-based developer is bullish enough on the submarket to start work soon on a third tower, the 196-unit, 20-story Elyse Buckhead

The Veridian project would replace a two-story rental community called Pharr Manor Apartments, tucked about a block and ½ west of Peachtree Road’s Restoration Hardware Atlanta. 

Dezhu US, an active intown developer based in Norcross, initially filed paperwork for land disturbance permits for the Veridian project in March 2023. It’s expected to cost $100 million and span 155,000 square feet overall, per the development team.

Veridian condos would range from 1,900-square-foot, two-bedroom units to sprawling three-bedroom options with 3,030 square feet, each with large outdoor terraces, per architects.

The building’s parking garage would be topped with an amenity level featuring a pool, spa, and yoga studio. Other amenities would check most of today’s new multifamily prerequisites for onsite pampering: fitness center, a demo kitchen, lounge, coworking space, and a spa and park for dogs.

The development team also plans to convert a small vacant building at 30 Pharr Road—most recently home to Four Fat Cows ice cream shop and bakery—into a sales center for the condo project, per earlier filings. It stands less than a block from the proposed condo site. 

The Veridian project would mark the Buckhead Village area’s largest condo venture since The Charles Buckhead, an 18-story modern-style building with 57 units.

The existing 47 low-rise apartments on the Veridian site were built in 1975, according to ApartmentFinder. Demolition permit paperwork filed by developers indicates 10 apartment buildings total would be razed to make way for the condos. 

According to Department of City Planning records, a permit for the demolition of existing structures on site was approved and issued in May.

Elsewhere in Atlanta, Dezhu has built the six-story J5 Midtown condos and the Reverb by Hard Rock hotel and neighboring apartments in Castleberry Hill. Most recently, the company built the 555 Boulevard project in Old Fourth Ward.
