That fallback real estate play for first-time buyers, empty-nesters, and yardwork-adverse city dwellers—the for-sale condominium—isn’t getting any cheaper across Atlanta, despite continued economic turbulence and relatively high interest rates.
That’s one takeaway from a year-over-year condo sales breakdown provided to Urbanize Atlanta by HelloCondo, a service geared toward tracking condo trends and demand in specific markets, operated locally in partnership with HomeSouth Residential.
Over the 12 months ending in December, nearly 4,500 condo properties sold across the City of Atlanta, with an average sales price up 4.9 percent, according to HelloCondo’s findings. (A bitter pill for ATL buyers, but sweeter news for sellers.)
The average list price for those units was $453,442, and more than 78 percent of them would end up selling, after an average 79 days on market, per the analysis.
The average sales price for all Atlanta condos was $440,560 in that timeframe—or roughly $292 per square foot.

HelloCondo pegs Atlanta’s cost of living as slightly above the national average, with average condo prices ranging from $250,000 to $800,000. The market is generally described as “a harmonious blend of Southern charm and modern sophistication, offering diverse living options in vibrant neighborhoods.”
Midtown currently counts the most condos for sale among Atlanta neighborhoods (212 units) by a long shot, followed by North Buckhead (100) and Old Fourth Ward (90), respectively, according to the condo listings service.
Buckhead’s Realm condos—a 29-story building from 2005—leads the city with 23 units on the market for sale right now, according to HelloCondo’s findings.
For-sale condo product remains relatively rare across Atlanta, especially compared to new apartments.
Notable condo ventures that have managed to recently deliver included the adaptive-reuse component of the Downing Park project in Druid Hills and sections of Stein Steel in Reynoldstown, as two examples.
Condo projects in various stages of construction include a new phase of 1200 Ponce in Druid Hills, along with luxury tower Elyse Buckhead and the Veridian high-rise near Buckhead Village, where demolition of existing apartments is underway.
