Details are coming into sharper focus for another new (but still rare) condo high-rise in Atlanta.
The Elyse Buckhead project—the third Buckhead condo venture by Florida-based developer Kolter Urban in recent years—has opened its sales gallery, released fresh renderings, and revealed amenity and pricing details for its 102 W. Paces Ferry Road property.
The luxury condo project will stand 20 stories next to the St. Regis Atlanta hotel and condos, with 194 units overall and 63,000 square feet of resort-style amenity space, as Kolter Urban reps relayed in an announcement today.
The sales gallery is now open across the street from the Elyse Buckhead site at 107 West Paces Ferry Road, Suite 200. Atlanta Fine Homes Sotheby's has been named the project's exclusive sales partner.

After selling out the 22-story tower Graydon and moving almost all condos at 18-story sister project Dillon Buckhead before it was completed, Kolter Urban remains bullish on Buckhead’s condo prospects, though the product type remains relatively rare elsewhere in post-pandemic Atlanta.
According to developers, pricing for Elyse Buckhead condos begins in the mid-$900,000s.
The building, as designed by Atlanta-based Rule Joy Trammel + Rubio Architects, will feature one to three-bedroom condos ranging from 1,200 to more than 4,000 square feet, with an aesthetic aiming for the “timeless elegance of a traditional home.” Plans call for a penthouse level and five stories of what’s described as estate-style residences below that. Ceiling heights in main living spaces will range between 10 and 12 feet, with some terraces up to 12 feet deep, as with other Kolter Urban buildings in the neighborhood, according to reps.
Developers point to Buckhead Village walkability—the northernmost shops and restaurants are about a block away—as another selling point.
Onsite perks will include a large, heated pool with private cabanas, a pickleball court, a theater, a dog park and pet-washing station, a “grand event lawn,” an open-air kitchen, a fitness center with movement studio, and what’s called an indoor Aqua Lounge, a sports lounge, and a simulator for golf and other swing sports, among other amenities.
The residents-only spa will include his-and-hers spaces with cold plunges, steam showers, saunas, treatment rooms, and massage chairs.
Security features will include 24/7 staffing, an access-controlled garage with assigned parking, and an emergency generator, per developers.
Kolter Urban closed in March on Elyse’s 3.3-acre site for $38 million, according to Hailey Realty Company, the deal’s transactional broker. The Elyse location was formerly the longtime home of a small shopping center called Buckhead Plaza.
As with Kolter Urban’s earlier Atlanta projects, no retail is planned at Elyse Buckhead.
“We're deeply invested in Atlanta's growth, and Elyse reflects our continued commitment,” said Aaron Taulbee, Kolter Urban regional president, in a project announcement. “With an emphasis on design, quality, and location, we’re creating a landmark that will enhance Buckhead’s skyline for years to come.”
Project reps tell Urbanize Atlanta site work is expected to begin in Buckhead in the second quarter of 2026, with delivery forecasted for the fourth quarter of 2028 and first quarter of 2029.
