As predicted during a recent tour, the first residential tower ever built in Atlanta by storied development firm Portman has reached its maximum height over Midtown.  

Called Sora at Spring Quarter, the 30-story luxury tower will be the first component of Portman’s block-sized mixed-use venture where 10th Street meets Spring Street, joining a flurry of high-rise development activity on Midtown’s western edge.

The Portman Residential complex—as developers have noted since Sora broke ground in summer 2021—is perched atop Midtown’s highest natural point, boosting views from downtown to Buckhead (and down on Georgia Tech).

Portman and its development partner National Real Estate Advisors plan to host a topping-out ceremony at the Sora tower April 28. Project officials say pre-leasing will begin in May, with the first units becoming available this summer. At last check in March, officials weren’t yet publicly divulging what the range of Sora rents will be.

Plans call for 370 apartments—all of them designated as “luxury” grade—and roughly 11,000 square feet of retail. That retail will be arranged in spaces large and boutique at street level, and in a public paseo (read: a European-style, pedestrian alleyway) linking Sora with the historic H.M. Patterson & Sons-Spring Hill Chapel next door. That mortuary is being converted into a restaurant with a single operator, along with offshoot lounges and an events space, officials told Urbanize Atlanta last month.

Since its conception, Portman officials have said Sora’s amenities will aim for a new Midtown benchmark, offering the city’s first residential infrared sauna, party rooms, multiple fitness centers (one with a climbing wall), golf simulators, a media room designed specifically for listening to records, and two pool areas, among other features.  

Alongside Sora, the 1020 Spring office tower broke ground in April last year and continues to rise. All facets under construction now are expected to be finished in the third quarter of next year.
