The densification of Huff Road, a key artery west of Midtown, shows few signs of slowing.

Hundreds of more apartments and an adjacent commercial building are in the pipeline to replace a home improvement showroom and the parcel next door at 1095 and 1121 Huff Road, according to a Feb. 15 meeting agenda for the BeltLine Design Review Committee.

The mixed-use venture would continue redevelopment of a formerly industrial, one-mile stretch of Blandtown road that’s been transformed in recent years by mid-rise apartments and townhome communities such as Empire Crosby.

The new Huff Road proposal includes a seven-story multifamily building with 250 units and a 5,210-square-foot building identified in the agenda as being reserved for commercial purposes—whether offices or retail isn’t clear. Plans also call for 331 parking spaces in a new garage and on surface lots, plus 52 spaces for bicycle parking.

To comply with the BeltLine’s Inclusionary Zoning Ordinance, 10 percent of the apartments will be reserved for tenants earning 60 percent of the area median income or less. Officials with engineering firm Kimley-Horn are scheduled to present plans to the BeltLine DRC; the development team isn’t specified.

Part of the acreage is currently home to a showroom for home improvement store PDI Kitchen, Bath, and Lighting. A vacant, triangular lot next door is also included in redevelopment plans, per the DRC agenda.

The combined 2.95-acre site is zoned MRC-3-C today, which allows for a mix of commercial and residential uses.

The properties in question are just west of Empire Communities’ 5-acre Longreen development, which is adding 179 condos and townhomes to the area. The newest section of the BeltLine’s Westside Trail opened about two blocks away, directly west, last fall.

The properties’ Huff Road elevation changes by about 19 feet, dipping with a hill toward the east, and drops by more than 60 feet to the back of the site. That requires three variances for BeltLine DRC consideration regarding what’s currently allowed with walls and stoops, per the developer.

Huff Road includes two traffic lanes (and spotty sidewalks) for most of its length between Howell Mill Road and Marietta Boulevard, where the BeltLine connects.

The DRC vets projects requesting Special Administrative Permits within a half-mile of the BeltLine corridor and provides recommendations to the city’s Office of Planning and Community Development. The committee’s next meeting is scheduled for 5 p.m. Wednesday.
