A tucked-away East Atlanta lot that’s probably off the radar of even the most devout ATL development wonk is primed to become the next project bordering Interstate 20, joining the likes of Madison Yards and under-construction Grant Park apartments on the eastside, according to sellers.

Located about seven blocks east of East Atlanta Village, the 1670 Marbut Avenue property came to market Friday with First United Realty asking $750,000—or what would equate to $1.25 million per acre.

For now, the .6-acre property is vacant land, situated at the end of a Marbut Avenue cul-de-sac.

Bordered by I-20 on one side and the Atlanta Plumbers, Pipefitters, and HVAC Technicians Local Union 72 property on Maynard Terrace, the site is promoted as being within walking distance to both EAV and Kirkwood.

The tract is currently zoned O-I (for Office Institutional) but presents “endless possibilities for [an] investor to build and make huge profits” by constructing a new building, per listings.

Perhaps—as one EAV reader posits—it’s a case of wishful thinking, but marketers have floated several ideas for potential redevelopment: A townhome community with between four and six units, a daycare, an apartment building, two standalone houses, “an industrial brewery,” an office complex, or even a dreaded self-storage facility  

The townhome concept (up to 12,000 square feet) seems to have the most footing in reality, as floorplans have already been drawn up. A “turnkey” designer/builder/architect team is also at the ready, per the sellers.

Townhomes have proven viable concepts at two sites nearby, just across the interstate in Kirkwood.

That’s where the second phase of Texas-based developer Urban Lofts Townhomes project is coming together now in the 200 block of Maynard Terrace.

Across the street, Urban Realty Partners is building more than 100 townhomes on property formerly occupied by a fire-damaged church.
