Hundreds of new housing options are bound for a city straddling the ITP-OTP line that hasn’t seen the apartment (and price) explosion of trendier intown submarkets, according to developers.
Charlotte-based Crescent Communities announced today it has closed on the purchase of 13 acres for development of Render Tucker, the latest metro Atlanta bet on the developer’s suburban multifamily brand.
Render Tucker will count 312 rentals and stand four stories at 2059 Northlake Parkway, situated off the Interstate 285 corridor, near big-box attractions that include Target, LA Fitness, Dick’s Sporting Goods, and Sprouts Famers Market.
What’s left of Northlake Mall is just northwest of the building site, across the interstate.

The AJC reports Crescent Communities paid $12.5 million for the site and plans to raze its current occupant: the nearly 250,000-square-foot, updated but empty Tucker Exchange office complex. Converting the suburban-style, 1970s five-story building into residences would be cost-prohibitive and challenging, given its restrictive floor plates and location in the middle of the site, development officials told the AJC.
Planned perks at the apartment community include an entry park and arrival lawn near a clubhouse, plus a large dog park, community garden, pool, and onsite walking path that would tie into the City of Tucker’s proposed Tucker-Northlake Trail, an in-design link between the Northlake Mall area and downtown Tucker.
“Tucker is emerging as a smart and increasingly compelling choice for renters, offering affordability relative to nearby submarkets, access to major employment corridors, and proximity to some of metro Atlanta’s most loved outdoor destinations,” Eric Liebendorfer, the developer’s managing director of development in Georgia, said in today’s announcement.

According to Crescent Communities reps, the first apartments at Render Tucker will start delivering in late summer next year.

The development team in Tucker includes Hensley Lamkin Rachel (architect), Focus Design Interiors (interior designs), Kimley-Horn (civil engineer), and MSD (landscape architecture).
Chuo Nittochi Group is serving as the equity partner and Santander Bank the lender.
Crescent Communities’ projects dot metro Atlanta, including an upscale Midtown mid-rise that delivered in 2022 and Render-branded new communities in Covington, Stockbridge, and Lawrenceville, along with a similar concept under construction in Douglasville.
The firm’s current intown projects include the Novel Blandtown mixed-use venture and a section of North DeKalb Mall’s 78-acre redevelopment. A two-tower Crescent Communities-led development planned for Peachtree Road in Buckhead has also come to light this month.
