Plans are coming into clearer focus for what’s become a rarity in Avondale Estates: a crop of new townhomes.

The charming eastside city and current Golden Urby Chalice of Champions holder has seen a surge of apartment buildings—nearly 1,000 new units have popped up near its MARTA station lately—but larger, semidetached dwellings have been a different story.

A project by national homebuilder Toll Brothers aims to change that, with 33 townhomes expected to start delivering this spring.

Project officials revealed floorplans, the site plan, and a first look at Henley facades today, along with news that townhomes will start in the high $500,000s.

Two floorplans (Hillmont and Kourtney) have been offered to date, each with 2,048 square feet or more across three stories. All homes will have either three or four bedrooms and three and ½ bathrooms, with two-car garages coming standard.

As new townhomes go, the Henley project is a relatively cheap product for Atlanta’s eastern ITP fringes. The least expensive Decatur townhome option at the moment costs $669,990 at another Toll Brothers project, New Talley Station, followed by a live-work situation in Oakhurst asking $675,000.

No other new townhomes are on the market within Avondale Estates city limits right now. Ditto for nearby East Lake and Lake Claire.

The Henley project’s 3039 Wells Street site, located near Avondale Estates’ eastern border, had been an empty field for years.

The townhomes will front a curving section of the Stone Mountain Trail, a multi-use greenway the PATH Foundation began installing as a connection between downtown Atlanta and the DeKalb County tourist attraction in the 1990s.

The tucked-away location is being marketed as both quiet and conveniently close to downtown Decatur. It’s located about 1/3 of a mile from Avondale Estates’ Tudor-style downtown, with the popular Your DeKalb Farmers Market about a mile to the north.

Toll Brothers officials have said the townhomes will be zoned for Avondale Elementary, Druid Hills Middle, and Druid Hills High schools. Here's quick look at sample floorplans:
