The first high-rise stack of for-sale condominiums planned for Midtown since the COVID-19 pandemic is coming into sharper focus. 

Delray Beach, Fla.-based luxury developer Kolter Urban today revealed the development team and other details for its fourth planned condo tower in Atlanta—but the first outside Buckhead. 

Now called “Fourteen Park,” the 250 14th St. project site is located about a block from the western edge of Piedmont Park. 

Price ranges haven’t been revealed, but according to a Kolter Urban update, the high-rise building will be limited to just “approximately” 100 condos. Renderings indicate it will stand roughly 20 stories. 

Development officials also relay the project is now expected to start in the fourth quarter of this year.

In terms of its development team, Fourteen Park will mark the first collaboration between Kolter Urban and Atlanta-based Brock Hudgins Architects in Atlanta. The design firm’s recent work in Midtown includes the 1072 West Peachtree skyscraper and two-tower The Juniper/The Reserve at Juniper project—both developments with scope that redefined their blocks and skylines around them. 

Interiors will be designed by international firm HBA, which has counted a Midtown-based Atlanta studio for more than 40 years. The Spa at Four Seasons Atlanta is one more recent project in the firm’s portfolio of partnerships with global hotel brands, developers, and property owners. 

Rounding out the development team for sales is Ansley Real Estate/Christie’s International Real Estate, as officials reveled today. 

Collectively, Kolter Urban says the assembled development group has “a proven record of quality construction and on-time delivery across Atlanta’s most discerning addresses.”

Kolter Urban executives have previously voiced confidence in Atlanta, calling it “one of the most compelling markets in the Southeast” and one that “continues to demonstrate remarkable growth and resilience,” per a statement in June. 

“With its thriving economy and dynamic lifestyle, Midtown is the ideal setting for our next residential project,” Aaron Taulbee, Kolter Urban’s regional president, said at the time.  

Fourteen Park would mark the first Midtown condo tower since 40 West 12th. That started delivering in 2020 as part of Selig Development’s three-building 1105 West Peachtree mixed-use development, which also includes a Google-anchored office tower and the Epicurean Atlanta hotel. 

Atlantans have been watching the high-profile Midtown site for years.

In late 2025, Kolter Urban purchased for $11 million the 14th Street property where national developer and active intown builder Toll Brothers had been planning a residential tower since 2019. (As designs progressed over the years, Toll Brothers’ tweaked plans for more density became the source of neighborhood ire and a petition against them.)

Earlier this summer, Kolter Urban went under contract with owners of seven townhomes next door to expand the Fourteen Park tower’s footprint to 1.35 acres total. Those townhomes are located between 1160 and 1172 14th Place.

According to Kolter Urban, the Midtown site is alluring for its walking-distance proximity to Piedmont Park, Ansley Park, Colony Square, and cultural institutions such as Woodruff Arts Center. The members-only Ansley Golf Club and Piedmont Driving Club will offer a private club shuttle to and from the building as well, per officials. 

No retail space is mentioned in Fourteen Park promotional materials or plans. 

In recent years, Kolter Urban has struck condo gold in Buckhead with two upscale Peachtree Road towers that sold almost all condos before completion: The 22-story Graydon tower (opened in 2022) and 18-story sister project Dillon Buckhead (2024). 

The company is also currently building a third Atlanta venture near Buckhead Village. Condos at that 20-story project, Elyse Buckhead, started selling earlier this year in the mid-$900,000s—and way up. Schedules call for it to deliver in 2028.
