After nearly a half-decade of anticipation and almost three years of construction, rent costs and other details for Atlanta’s tallest new building in three decades (and tallest residential structure to date) have been uncloaked.
New York City-based Rockefeller Group has opened leasing at Alina, the 357-unit apartment component of the mixed-use 1072 West Peachtree tower that’s become a new landmark on Atlanta’s skyline.
Situated at 30 12th St. and managed by Bozzuto, the Midtown skyrise is broken down into 85 studio units, 176 one-bedroom, 77 two-bedroom, four three-bedroom, and 15 penthouse residences. Each of them, according to Rockefeller officials, includes condo-grade finishes and ceiling heights up to 10 feet, with the 1-acre “Pavilion at 1072”—billed as the city’s largest outdoor deck—as a main amenity selling point.
Rockefeller reps say the 60-story building, which includes a multi-floor office section, is on pace to finish construction this summer.
Some highlights of Alina apartments available so far:
The current foot-in-the-door option, the least expensive studio, is asking $2,318 total monthly, with all fees factored in (basic utilities not included). That’s a unit on the 24th floor with 464 square feet and east views toward Piedmont Park.
The priciest option listed to date—a two-bedroom apartment asking $5,588 monthly total—is situated on the 47th floor in 1,124 square feet.
Meanwhile, the largest Alina apartment offered so far is on the third floor. It’s renting for $4,438 monthly, which gets two bedrooms and two bathrooms in 1,564 square feet.
Pricing for three-bedroom and penthouse options is not yet available. Leasing filters give an option for apartments priced between $10,000 and $15,000 monthly but show no options available at those prices yet.
Parking fees—this is becoming a more common requirement in Midtown—can be paid monthly or one time up front, all through a third party; those costs aren’t specified. (We’ve asked for more details and will update this story should those come.)
The developer is offering 10 weeks of free rent with some units, though restrictions apply.
Alina apartments include quartz countertops and “designer” backsplashes, keyless entry, wine fridges, custom cabinetry, and Kohler fixtures in bathrooms, among other features.
Amenities will include a 20th-floor dog run with panoramic city views described by Rockefeller officials as “one-of-a-kind,” along with a clubroom featuring a golf simulator, billiards, shuffleboard, an indoor-outdoor porch lounge, and a fireplace lounge.
The athletic club counts saunas, frost lockers, and private spa treatment rooms, while the massive deck includes an outdoor Pickleball court with an indoor yoga and Pilates studio nearby.
“Alina offers a fully integrated community with features found nowhere else in Midtown, including the city’s largest outdoor deck, and a host of wellness and lifestyle-focused amenities, which set a new benchmark for residential excellence in the region,” said John Petricola, Rockefeller’s senior managing director of the Southeast region, in an announcement today.
Added Keri Walker Pfeifer, Bozzuto’s managing director: “Alina is the kind of building Midtown Atlanta has been ready for.”
