Here’s proof, again, that large-scale stacks of for-sale condos can be viable products in Atlanta, provided the location, prices, and amenities are right. 

Four years after the concept was first announced, at the tail end of 2021, The Dillon Buckhead high-rise has officially sold out along Peachtree Road, as the property’s Atlanta Fine Homes Sotheby’s International Realty Intown sales team reports this week. 

The sales milestone means 144 new condos have closed at the 18-story Buckhead building, the second Atlanta project for Palm Beach-based developer Kolter Urban. 

Pre-construction prices at The Dillon initially started in the $700,000s for one-bedroom units—and quickly climbed up from there.

On the flipside, some Dillon condos ended up trading for astronomical numbers by Atlanta standards, such as a top-floor, three-bedroom penthouse with more than 3,750 square feet that went for $4.23 million last year, according to listings records. 

The 2451 Peachtree Road project began construction in earnest in 2022 and was declared finished in late 2024, with a flurry of inked contracts in between. 

The final four unsold condos, however, took nearly a year to move as interest rates remained spiked and resales started coming to market.

Most new-construction buyers at The Dillon were downsizing from larger single-family homes and seeking an amenitized, low-maintenance lifestyle in a walkable location, sellers have told Urbanize Atlanta.

What worked, beyond the location? 

The Dillon’s perks—considered a major selling point from day one—include concierge services, a formal clubroom with a catering kitchen, a dog park, pool deck, outdoor yoga terrace, a speakeasy, a media room with a game simulator, and a rooftop pickleball court. 

An indoor-outdoor section called The Hub offers both private and semi-private workspaces for the WFH set, plus a conference room. Elsewhere, some condos are being held as guest suites, officials have said.

Nearby on Peachtree Road (less than two blocks away, in fact), Kolter Urban’s first foray into the Atlanta market, the 22-story, 47-unit Graydon Buckhead, saw condo prices begin at $1.7 million and climb to nearly $9 million for a penthouse covering the full top floor. 

That building topped out in early 2021 (months ahead of schedule) and sold out in fall 2023. 

Now, the developer is hoping the third time will be a charm with another, more centrally located condo tower on West Paces Ferry Road, next to the St. Regis Atlanta hotel and condos near Buckhead Village. 

That 20-story venture, Elyse Buckhead, will have the highest unit count (194 condos) of any Kolter Urban project in Atlanta to date. Its sales gallery is now open, and prices so far range from just shy of $1 million to a whopping $6.8-million penthouse on the top floor. 

Elyse Buckhead site work is expected to begin in Buckhead in coming months, with delivery forecasted for the fourth quarter of 2028 and first quarter of 2029.
