Atlanta’s next proposed stack of for-sale condos has reached an “important milestone” in its quest to set a new standard for deluxe multifamily living in a walkable setting, project officials report this week. 

The Elyse Buckhead project—the third Buckhead condo venture by Florida-based developer Kolter Urban in recent years—has started converting buyer reservations into official contracts for the forthcoming 102 W. Paces Ferry Road tower. 

Prices now start at $1 million, according to Atlanta Fine Homes Sotheby's International Realty. Pre-construction incentives are set to be reduced Feb. 15, per the sales team. 

The 194-unit luxury condo project will stand 20 stories next to the St. Regis Atlanta hotel and condos, with 63,000 square feet of resort-style amenity space. A sales gallery opened last year across the street.

The Elyse project is proof Kolter Urban remains bullish on Buckhead’s condo prospects, though the product type remains relatively rare elsewhere in post-pandemic Atlanta. The company quickly sold out 22-story tower Graydon and moved almost all condos at 18-story sister project Dillon Buckhead before it was completed. 

The new building, as designed by Atlanta-based Rule Joy Trammel + Rubio Architects, will feature one to three-bedroom condos ranging from 1,200 to well over 4,000 square feet, with an aesthetic aiming for the “timeless elegance of a traditional home,” per sellers.  

Plans call for a penthouse level and five stories of “estate-style residences” below that. Ceiling heights in main living spaces will range between 10 and 12 feet, with some terraces up to 12 feet deep, as with other Kolter Urban buildings in the neighborhood, according to reps.   

The Elyse building’s priciest listing to date is a three-bedroom, five-bedroom penthouse on the top floor with three terraces, ceiling heights up to 12 feet, and more than 4,000 square feet total. It’s asking $6.8 million. 

But the building’s largest floorplan, also a 20th-floor penthouse, spans another 700 square feet with an additional den. It has yet to publicly list.

Developers point to Buckhead Village walkability as another selling point. (The northernmost shops and restaurants are roughly a block away.) Marketing materials, in fact, refer to the site as “one of Buckhead’s most walkable and prestigious residential settings” overall. 

Onsite perks will include a large, heated pool with private cabanas, a pickleball court, a theater, a dog park and pet-washing station, a “grand event lawn,” an open-air kitchen, a fitness center with movement studio, and what’s called an indoor Aqua Lounge, a sports lounge, and a simulator for golf and other swing sports, among other amenities. 

The residents-only spa will include his-and-hers spaces with cold plunges, steam showers, saunas, treatment rooms, and massage chairs. Security features will include 24/7 staffing, an access-controlled garage with assigned parking, and an emergency generator, per developers.

Kolter Urban closed in March on Elyse’s 3.3-acre site for $38 million, according to Hailey Realty Company, the deal’s transactional broker. 

The Elyse location was formerly the longtime home of a small shopping center called Buckhead Plaza. 

Elyse Buckhead site work is expected to begin in Buckhead in the second quarter of 2026, with delivery forecasted for the fourth quarter of 2028 and first quarter of 2029, project reps told Urbanize Atlanta in September. 

As with Kolter Urban’s earlier Atlanta projects, no retail is planned at Elyse Buckhead. 

Meanwhile, at Kolter Urban’s The Dillon tower farther south on Peachtree Road, sales officials report that just one unsold condo remains available (and is now competing with resales). 

That sixth-floor Vista 2 unit counts two bedrooms (described as “dual owners' suites”) plus a den and three bathrooms in 1,886 square feet. Asking price: just shy of $1.6 million.
