A mixed-use district that’s recently sprung to life in Dunwoody appears to be changing course and adding hundreds of new living options—and much more, eventually—on current parking lots and underutilized land.

According to a Development of Regional Impact filing made this month with Georgia’s Department of Community Affairs, the Campus 244 project at Central Perimeter hopes to complete a major expansion by 2030 with apartments, offices, more retail, and another hotel. 

Spread across 12 acres, Campus 244 is located about a block south of MARTA’s Dunwoody station, next to Interstate 285. The first office component to debut was a remake of the former Gold Kist headquarters—a 1970s complex the poultry company had vacated a decade prior to construction—that quickly leased almost all of its 380,000 square feet. 

A retail and communal greenspace section have also delivered at Campus 244, next to the project’s 145-room Element by Marriott Atlanta Perimeter Center hotel, which opened in November 2024. 

That all could be just the beginning, according to the recent DRI filing, a state-level requirement for projects large enough to potentially impact the infrastructure of local municipalities.

In the works now at Campus 244 are 350 apartments (400,000 square feet total), 150 more hotel rooms, 30,000 square feet of food-and-beverage offerings, and another 200,000 square feet of offices, per the DRI filing.

Planning documents for Campus 244 have made no mention of a residential component to date, and building apartments would require a zoning change in Dunwoody. The pivot is necessary to “respond to market demand and develop these underutilized areas with economically viable uses, such as multifamily residential,” as project developer the Georgetown Company wrote in an application to the city, the AJC reports.  

Nearby in Central Perimeter, major projects High Street and AMLI Brookhaven have delivered more than 1,200 upscale apartments, with much more in planning stages in Sandy Springs next door.

Georgetown Company, which is developing Campus 244 alongside Beacon Capital Partners and Halcyon developer RocaPoint Partners, predicts Campus 244 will be finished in 2030. 

Developers have previously said the district will span 1.3 million square feet of mixed uses when fully built. It’s considered an important component of a subdistrict that’s making strides toward improved walkability.
