A new retail village surrounded by hundreds of recently built housing options is starting to fill out north of Atlanta. 

Designed to be laidback and walkable, the 20,000-square-foot commercial node has been a key selling point for multi-building, mixed-use project AMLI Brookhaven since inception. 

Five total retail tenants have now been signed at AMLI Brookhaven, leaving 7,000 square feet of space available, according to Todd Semrau, Oakhurst Realty Partners senior vice president, who’s heading leasing efforts.

Semrau tells Urbanize Atlanta two new leases include a Brazilian steakhouse and European-style café. Here’s a rundown: 

Elan Nails: a beauty and nailcare concept from Jesse Nguyen, a former partner of Sugarcoat. Expected opening: mid-July. 

Dish Bagels: New York-style bagel shop. Opening soon. 

Mama’s Pizza: classic New York-style pizzeria; second location after Alpharetta. Also opening soon, per Semrau.

Larita Café: gelateria and European café. Expected opening: late fourth quarter, 2026. 

Flama Alta: Brazilian steakhouse and curated cocktail bar, from the owners of Smoke and Friends in Lawrenceville. Expected opening: roughly in late first quarter of 2027.  

The targets for remaining retail space at AMLI Brookhaven are Pilates/yoga, well-being, pet, and family focused concepts, according to Semrau. 

“We’re extremely excited about the tenant mix and leasing velocity,” Semrau wrote via email. “Our goal was to position the project as a neighborhood lifestyle center, and we’re well on our way to bringing that vision to life.”  

Last summer, Chicago-based AMLI Residential started opening AMLI Brookhaven’s 630 new apartments on 21 acres where the DeKalb County city meets Central Perimeter, next to Interstate 285. 

The five new buildings at 1400 Lake Hearn Drive are set amidst 5 acres of woods, with two miles of walking trails woven throughout.

The district is positioned on Brookhaven’s northern fringes, neighboring Perimeter Center Parkway and Atlanta’s “Pill Hill” medical district. It’s also near the heart of Perimeter Center and two MARTA stations on the Red Line (Medical Center and Dunwoody station), both of them walkable, in theory. It replaced a vacant, five-story Cox Enterprises office building from the 1980s that was razed a few years ago. 

Units marketed as “affordable” (price unlisted) start at 626 square feet at AMLI Brookhaven. Current one-bedroom options with the same square footage start at $1,915 monthly.

Meanwhile, the smaller three-bedroom, two-bathroom options (1,455 square feet) start at $4,065 right now.  

Project reps have told Urbanize Atlanta the Brookhaven apartments have larger layouts meant to appeal to families who want the feeling of a home more than a high-rise (thus, no studios).

Features include 10-foot ceilings, large windows, smart fridges, quartz countertops, and with some apartments, views of the area’s King and Queen office towers. 

Communal perks include three fitness centers designed to feel like athletic clubs, reservable conference and office areas, a pet wash, and a pool with cabanas, among other amenities.
