Nearly 300 more options for living within earshot of Freddie Freeman—errr—Dansby Swanson—err—Ronald Acuña Jr.—yay!—home-run cheers are coming together in the shadow of Truist Park.

Tucked off Cobb Parkway, a mixed-use project called The Optima broke ground in 2021 and is scheduled to deliver this year at 2801 Windy Ridge Parkway, across the street from The Battery Atlanta and the MLB ballpark.

The project has claimed what used to be 4 acres of hilly woods, about a block west of the stadium as the crow flies. 

According to developer Flournoy Properties Group, The Optima tops out at five stories and will include 298 rentals with 6,000 square feet of space for restaurants and retail at the base.

That retail section will also front a large plaza with water features, seating, and gathering spaces for the public to use.

One key design feature, according to architects with Dynamik Design, is the “expansive streetscape [meant] to accommodate rideshare pick-up and drop-off for busy game days and events.” Granted, Atlanta summers are hot, and asphalt is hotter, but logic says walking across the street to the ballpark could be a cheaper and much faster option—unless the ride-hailing accommodations are meant for visitors not actually renting the apartments.

The Optima’s amenities include communal workspaces, a poolside clubroom, and a “sky lounge” with an outdoor patio on the fifth floor that overlooks the plaza and Braves stadium.

Beyond The Battery, developers have pointed to less-than-a-mile proximity to Cumberland Mall (i.e., a slightly pricier Uber away) as a selling point. For the truly bold and adventurous, getting to P.F. Chang’s, Macy’s, and Dick’s Sporting Goods could also be accomplished by foot, aided by The Battery’s pedestrian bridge spanning Interstate 285.

The developer lists The Optima's construction delivery date as 2023, but a leasing website with apartment floorplans and rents has yet to be launched.

The Optima isn’t the only sizable new construction afoot around The Battery's fringes.

A two-building project called “The Henry,” an homage to late Braves legend Hank Aaron, is expected to climb over the stadium from beyond left and centerfield walls. The Henry’s plans call for a mix of more than 500 upscale apartments, hotel rooms, and retail space.

Elsewhere, at a site behind home plate, a 250,000-square-foot office building is in the pipeline that will serve as national headquarters for Truist Securities, Truist’s full-service corporate and investment bank. Plans call for the project to rise nine stories on the northwest side of Truist Park, just up the street from the Coca-Cola Roxy music venue, with an adjoining 750-space parking deck.
