Next to a sprawling TV and film studio campus, metro Atlanta’s latest Novel-branded apartment venture is ready for its closeup. 

Crescent Communities, a Charlotte-based developer with a long history of residential work in metro Atlanta, has officially cut the ribbon on Novel Douglasville, a 13-acre project that’s part of the broader, mixed-use The Trails project about 20 miles west of downtown Atlanta. 

The multifamily project (formerly called Render Douglasville) at 2800 Foxfield Parkway counts 300 apartments, ranging from one to three bedrooms, in five four-story buildings south of Interstate 20. 

Novel Douglasville rents current start at $1,499 monthly (including fees), which gets one bedroom and one bathroom in 723 square feet.

Developed by The Foxfield Company, the 59-acre The Trails also includes the 500,000-square-foot Great Point Studios film complex anchored by Lionsgate. Crescent Communities officials say the new apartments are connected by walking paths to 60,000 square feet of retail, hotel, and office space in the district. 

Other points of interest in the area include Sweetwater Creek State Park, Six Flags Over Georgia, and downtown Douglasville. 

Douglasville is the growing county seat and largest city in Douglas County, counting an estimated population of 40,500—or twice what it was in the year 2000.

Novel Douglasville’s amenities include a pond overlook with grills and a fire pit, a “resort-style” pool and sundecks, a clubroom, a café and coworking space, a fitness center, an events and game lawn, and pooch-friendly facets including a dog wash, a dog park, and private dog-friendly areas.

Crescent Communities’ bets on metro Atlanta include multiple intown locations and several suburban counties. 

Projects include the under-construction Novel Blandtown west of Midtown, the rising Novel Lulah Hills (formerly North DeKalb Mall) near Decatur, and the recently opened Harmon Cedar Run in Lawrenceville. 

The company has also closed on the land to build Novel Tucker (formerly Render Tucker), a 312-unit project set to replace a 13-acre office complex. 

Crescent Communities Construction served as general contractor on the Douglasville project. Financial partners included CIBC, Great Southern Bank, and Phoenix Capital Management.
