A new, relatively quaint batch of dwellings is coming to market as an alternative to the multi-million-dollar offerings at the higher end of Serenbe real estate these days. 

Just don’t expect typical south OTP pricing. 

The cottages are part of Serenbe’s newest hamlet, Spela (Swedish for “play”), which broke ground in fall 2024 as a new dimension for the New Urbanism community’s southern reaches. 

Two-story Spela cottages, zoned for Coweta County Schools, place an emphasis on traditional architecture, porches, and backyards. One forthcoming option is 11765 Serenbe Lane, a joint project by McKinney Builders and Well Made Interiors. 

According to Serenbe promotional materials, the cottage will offer four bedrooms, four bathrooms, and a loft space, for an asking price of $1.24 million. Square footage isn’t specified.

Another Spela cottage option by South Haven Builders (11820 Serenbe Lane) is priced at $1.25 million for four bedrooms and three and ½ bathrooms in 2,695 square feet.

Spela marks the fourth Serenbe hamlet and will be unique in that a 4-acre park meant for kids and adults will be a focal point, surrounded by homes (including grander Victorian-style offerings) and commercial space. Plans call for that greenspace to meld play and meditation structures with the area’s thick forest.

Project officials have said Spela will include roughly 400 homes when finished, joining hundreds of cottages, apartments, and estates developed around Serenbe over the past two decades.

Serenbe is located about 35 miles southwest of Atlanta, set among rolling woodlands and pastures and woven with miles of nature trails, with a focus on agriculture and well-being. 

After erecting its first residence in 2004, Serenbe now counts several neighborhoods and more than 550 homes. About 1,250 people currently live there, project leaders have recently said.

Two other high-end communities—Ceres and Sardis—are also now under development just beyond Serenbe’s borders, both of them calling access to Serenbe’s shopping and food scene a selling point.
