For the second time this year, a new project geared toward metro Atlanta luxury lifestyle enthusiasts is making waves a stone’s throw from Serenbe, the pioneering New Urbanism-meets-agrarianism community that turned 20 last year.
Billed as “Your Perfect Nowhere” and “one of the lowest-density luxury communities in the Atlanta area,” the Sardis project is set to span more than 430 acres just west of Serenbe, near the southern edge of Fulton County, or roughly 25 minutes from Hartsfield–Jackson Atlanta International Airport.
Sardis was founded in 2020 and has since been divided into lots spanning from 3 acres to more than 20 acres, all situated along a gravel country road described as “picturesque.” Like Serenbe, an equine component is included amongst these rolling, wooded hills, pastures, and wildflower fields. (Direct trail and golf-cart access to Serenbe’s eats, wellness offerings, and other amenities is included in site plans.)
The first completed building onsite—the Sardis Barn—houses an Arabian horse breeding program while serving as a community centerpiece. Nearby, four custom homes have now been finished at Sardis, too.
One of those, 3 Sardis Trail, came to market last week, asking a cool $4.3 million, as listed with Compass.

Out in the sticks, that buys five bedrooms and six bathrooms in more than 5,100 square feet, for a breakdown of $838 per square foot on a (horse) hair over 3 acres.
Billed as an “exceptional… modern country residence,” the project was designed by Heyward Russell Studio and built by Ladisic Fine Homes. (A second Sardis house on a 20-acre site by the same team is scheduled to be finished by summer’s end, per Compass reps.)
Perks include the classy pea gravel motor court, a detached guest house off the pool, a fireside loggia, and an expansive terrace level with media and family rooms.
Compass reps tell Urbanize Atlanta the first phase at Sardis will span 223 acres, with just 17 homes.
“From the beginning, the goal wasn’t to reshape [the existing rural property], but to work with what was already here,” project reps wrote via email. "The land's equestrian roots played a major role in the vision for Sardis. Existing pastures, trails, and the natural landscape helped shape a community where conservation and thoughtful design come before density.
“Rather than maximizing the number of homes,” continued Sardis reps, “we’re focused on creating a community with exceptional architecture that feels connected to the land and will stand the test of time.”
Meanwhile, across the road from Serenbe’s eastern fringes, an unrelated 94-acre project called CERES Chatt Hills officially broke ground in April. That $188-million, culinary-focused endeavor calls for more than 100 upscale homes and a hospitality district with chef-driven eateries.
