Atlanta BeltLine development arbiters recently gave their blessing to a project that would add more than 200 rentals to a groundswell of new housing in Reynoldstown that’s been transforming full blocks for the better part of a decade.
Cleveland-based NRP Group revealed plans in June for a residential project called Colgate Mattress Lofts that would claim a 2.7-acre corner parcel a few steps from the BeltLine’s popular Eastside Trail.
Ranging from one to three bedrooms, the apartments would replace a longstanding warehouse at 779 Fulton Terrace SE that houses the Colgate Mattress company, producers of crib mattresses for nearly 70 years.
According to the BeltLine Development Review Committee, the 220 Pearl Street venture now calls for 215 apartments (that’s four more than before), plus a 232-space, underground parking garage and 44 spaces for bicycle parking.
No retail space is in the mix.
NRP Group will make 10 percent of the rentals available at 60 percent of the area median income, complying with the BeltLine Inclusionary Zoning Ordinance, per the BeltLine DRC.
During their October 19 meeting, BeltLine DRC members applauded the architecture and overall site plan for Colgate Mattress Lofts and gave the green-light to the project’s application for a Special Administrative Permit, a step toward obtaining building permits. The developer’s efforts to preserve trees on the site—namely in a future plaza area—also gained kudos.
BeltLine DRC members supported NRP Group’s requested variations to reduce a street furniture zone along Pearl Street to allow for on-street parking and the preservation of some trees. A request to reduce required sidewalks widths from 10 to seven feet around the corner on Fulton Terrace—matching those at an adjacent Toll Brothers development underway on Chester Avenue—also received the BeltLine DRC nod.
The corner lot in question is directly behind the new Modera Reynoldstown development that faces Memorial Drive. Immediately east of the warehouse site, Toll Brothers is under construction on the aforementioned 85-unit mix of townhomes and for-sale condos.
Meanwhile, the 6.5-acre construction zone that is Empire's Stein Steel development is located about two blocks east of the site.
According to plans unveiled last summer, the Colgate Mattress Lofts building would stand three and four stories where Fulton Terrace meets Pearl Street, atop one level of parking. Seventy percent of the apartments would be one-bedrooms, 22 percent two-bedrooms, and the remaining 8 percent three-bedrooms.
The brick warehouse building on site now is owned by the Colgate Mattress Corporation, Fulton County property records show. It was built in 1955.
NRP Group bills itself as one of the nation’s top multifamily developers, general contractors, and property management firms, with extensive affordable housing experience. According to the company’s portfolio, the Lord Aeck Sargent-designed Reynoldstown project would mark its Georgia debut.
