Midtown’s tsunami of new high-rise apartment living includes a pair of buildings that have started ascending on two of the neighborhood’s busier streets.
Toll Brothers Apartment Living, the rental subsidiary of luxury homebuilder Toll Brothers, is going vertical with 70 total stories of new construction at the Momentum Midtown project, which will face both West Peachtree and Spring streets, as a recent site visit showed.
Expect a taller building of 36 stories to the east (West Peachtree Street), and a slightly shorter building with 34 stories facing west, toward the downtown Connector.
The project includes 600 apartments total (640 beds) plus 4,900 square feet of retail and 615 parking spaces to serve both buildings. It’s scheduled to deliver in spring 2024, according to Midtown Alliance.
The taller building’s apartments—all market-rate—will range from studios to three-bedrooms, Toll Brothers officials have said.
The West Peachtree Street building is set to include a pool on the roof with cabanas, bar, expansive game room, and sky lounge. A coffee bar, coworking spaces, and “luxurious club room” are planned elsewhere, as Toll Brothers reps said last fall, when a $96 million Well Fargo Bank loan was secured to build the taller structure. PGIM Real Estate is also a partner in the project.
Toll Brothers acquired the property—about 1.5 acres total—from Comcast Communications for $21 million, per property records. The developer’s initial plans had called for two residential buildings standing 27 and 22 stories, but floors were later added.
Momentum Midtown will stand across the street from where Portman Holdings is now under construction on a 370-unit apartment tower and office building at the northwest corner of Spring and 10th streets, overlooking the downtown Connector. The Hub Atlanta project is currently rising just south of that.
Roughly four blocks north on West Peachtree Street, Hanover Company is also moving forward with a 31-story apartment tower that will peer down on MARTA’s Arts Center station.
