Say goodbye to the Easter egg paint schemes. And hello to what looks like steady buyer demand, aided by relatively meager price adjustments.  

That pretty much summarizes the current state of a townhome project called Park Vue, which is proving Atlanta’s largest greenspace a magnet for new residents west of Midtown and downtown.

As ITP townhome ventures go, the gated community by national homebuilder Ashton Woods is massive, with plans for nearly 300 units eventually. It’s replacing a long-shuttered warehouse facility in the Rockdale neighborhood on Johnson Road, across the street from Westside Park, which debuted its first phase of 280 acres in summer 2021.

About 80 townhomes at Park Vue have been claimed to date, according to Ashton Woods’ promotional website.

Zillow records indicate Park Vue townhomes have sold from between $419,000 and $449,000 to date.

According to Ashton Woods, prices max out at $474,000—or $24,000 less than what the largest options were going for in August.

Recent price reductions have ranged from a few hundred bucks to $2,155 for one 1,500-square-foot, three-bedroom plan called the Cedar, now asking a hair shy of $470,000.

All options include one-car garages, with either two or three bedrooms. Park Vue units range from 1,362 to 1,600 square feet, so the beefy townhome floorplans of something like O4W’s Residences at Studioplex or Bankhead’s heavily discounted Ten29 West these are not.

Amenities will eventually include a communal pool with cabanas and an onsite pond. Promotional materials have pointed to everything from Atlantic Station, the Georgia Aquarium, Mercedes-Benz Stadium, and Buckhead as nearby selling points.
