A project that adds to growing residential options within walking distance of The Battery Atlanta and other Cumberland attractions has topped out. 

Brookfield Properties has named the 327-unit apartment venture “Tallulah” as a nod to the iconic North Georgia state park and nearby Chattahoochee River, which is also within walking distance of the property.

Tallulah has claimed a corner parcel on the fringes of Cumberland Mall, where Akers Mill Road meets Cumberland Boulevard, most recently home to a Sears auto center and Avis.

Chicago-based Brookfield also owns the adjacent 1970s mall, which it describes as “thriving” with a roster of more than 140 stores and restaurants. The company has previously floated plans for redeveloping the mall into a mixed-use town center.

As a contrast to vast parking lots and interstates surrounding it, the project is “meant to be a place for residents to recharge and find comfort despite the hustle and bustle of city life,” as Brookfield reps said in a topping-out announcement today. “Tallulah’s mantra, ‘Find Your True Nature,’ aims to bring the peace and relaxation—found within the landscape that surrounds Atlanta—back to the city itself.”

The five-story project, as designed by Nelson Architects, will include no retail but 11,000 square feet of amenity space for residents. Coincidentally or not, exactly 420 parking spaces are also in the mix.

The building’s design was compiled with natural elements like water, light, air, and movement in mind, as the developer puts it. Here’s a description of the blissful experience Tallulah is aiming for:

“The design team spent meaningful time exploring and researching the ways nature can make people feel refreshed, reinvigorated, and most importantly, at home. The natural textures, local flora and organic elements that will be infused into the look and feel of Tallulah will ensure that residents and guests experience a breath of fresh air every time they step foot onto the property.”

Brookfield counts 5.8 million square feet of space across metro Atlanta including retail, offices, hospitality, and multifamily and senior housing. Another 2.3 million square feet of development is in the pipeline, per the company.

The developer expects Tallulah to open in February next year. Rents aren’t specified yet on the community’s website.

“We’ve always admired Georgia’s beautiful natural landscapes that exist right outside the city limits,” said Kelly Taylor, Brookfield’s development director, in a prepared statement. “Through Tallulah, we want to honor and celebrate this beauty, while also embracing the thriving businesses and luxuries Cumberland Mall has to offer.”
