Centennial Yards isn’t the only place significant changes are planned near the doorstep of Mercedes-Benz Stadium. 

A block south of the Falcons’ and Atlanta United’s home coliseum, a row of apartments and ancillary structures at the Northside Plaza apartments are set to be demolished soon to set the stage for redevelopment, according to recent filings submitted to Atlanta’s Department of City Planning. 

What the property could eventually become is less clear. 

The demolition work at Northside Plaza calls for razing a three-story row of apartments at the southeast corner of the Markham and Haynes streets intersection. The building’s footprint is roughly 6,200 square feet, according to Special Administrative Permit paperwork.

An existing parking lot on the parcel will remain for now—but the “parking lot area will be removed as a part of the future redevelopment plan,” per filings. 

Just down the street at 441 Markham St., a one-story pool house that’s also part of Northside Plaza will be demolished, while its pool will be filled in and grassed over. 

Both properties will be landscaped and fenced with wrought-iron fencing per planning requirements once the structures are removed, according to planning documents. 

We’ve reached out this week to the project’s applicant for more information on near-term plans and the outlook on redevelopment at Northside Plaza. We’ll update this story with any additional details that come.

Available apartments at Northside Plaza are currently renting from $1,209 (one-bedroom, one-bathroom units in 567 square feet) up to $1,918 (starting prices for two-bedroom, two-bathroom units in 867 square feet). 

The Northside Plaza demo won’t be the only recent changes in the immediate area. 

Across the street from the apartments, a row of four-story modern townhomes has recently taken shape. And just to the west, across Northside Drive, the nearly $20-million renovation of the 1950s Phillis Wheatley Westside YWCA is expected to finish next year.
