The latest dispatch from the Bureau of Big Ideas centers on a distinctive but discreet older property positioned in “one of the most visible and highly trafficked locations in the city,” per its new sales team.
Passed by legions of Atlanta Beltline patrons each day, the multi-level brick warehouse at 116 Krog St. is again up for sale, this time asking $5.25 million.
It counts nearly 5,400 square feet and rare frontages on both the Eastside Trail and Krog Street, surrounded by the multi-building Krog District, where a wave of new tenants is coming in.
According to brokers with Bull Realty and TCN Worldwide, the 116 Krog property would be “ideal” as adaptive-reuse, experiential retail, a bar, a restaurant, a brewery, or an entertainment or hospitality concept. It previously housed a private auto shop and apartments but appears to be in more of an open shell state now.
“This is a very rare property in an area that… is completely owned in large assemblages by various [private equity] groups,” Jake Strange, a commercial real estate advisor with the firm, wrote via email. “We’re hoping something great comes of this sale and a very prominently located new concept can come in.”

Fulton County tax records indicate the 1955 property last sold in September 2024 for $2.95 million. (Commenters on these pages have argued the building must be older, however, as it appears on Sanborn maps from the early 1900s, when it was adjacent to an active railroad line.)
New listings indicate the building underwent some renovations the same year it last sold.
The location is described as “trophy” and one of “the Southeast’s most dynamic urban corridors,” the building’s layout flexible, and the character inimitable. It includes a drive-in loading door and parking on site, listings note.
The asking price breaks down to about $977 per square foot.
When a 2023 marketing campaign called for turning the building into a mixed-use hub, sellers noted it had been featured in numerous Hollywood films.
