As of Monday, the Gulch-replacing Centennial Yards megaproject officially has a hotel. And the grand opening of Hotel Phoenix, per developers Centennial Yards Company, signals “an exciting new chapter in downtown Atlanta’s development” where little more than tailgating took place before.
Sheathed in glass and dotted with massive LED signage panels, the 18-story tower counts 292 guest rooms, 15 suites, and a penthouse, all designed with 10-foot windows to capture views of downtown sports coliseums and the skyline beyond. The project broke ground three years ago last month.
Per-night rates at Hotel Phoenix—now part of the Preferred Hotels Resorts L.V.X collection—for two guests range this month from $267 to more than $900 (the latter being opening weekend).
Standing at 70 Centennial Olympic Park Drive, across the street from Mercedes-Benz Stadium, the property includes Southern-inspired brasserie Zephyr and its watering hole, Bar Z, just off the lobby. (A “resort-style terrace lounge” called Bless Your Heart, along with an outdoor pool and event lawn, The Green, will debut at the start of the 2026 spring season, officials recently announced.) Other facets include roughly 15,000 square feet of event space—more than half of that an upscale ballroom.
As curated by Matthew Whitaker, Hotel Phoenix’s art collection aims to create “an emotional and human connection to the history and culture of the city” by way of more than 20 works from Atlanta and national artists, per hotel leadership.
Situated near Centennial Yard’s first apartment tower The Mitchell (18 stories tall, now open) and the rising entertainment district, Hotel Phoenix is considered a cornerstone of the $5-billion, 50-acre remake of downtown’s Gulch. The project “reflects our commitment to building a vibrant, inclusive district that brings people together,” said Brian McGowan, Centennial Yards Company president, in the announcement. “The hotel epitomizes the economic rising of downtown Atlanta.”
