Just as a new school year dawns, Georgia Tech is planning to formally celebrate the completion of a high-rise Tech Square section that’s made an impact on Midtown, from visual and functionality standpoints.
A ribbon-cutting ceremony scheduled the morning of Sept. 18 will mark the official finish of construction on the George Tower and Scheller Tower in the 800 block of West Peachtree Street, where the Tech Square Phase 3 project has been partially open since last year in what school officials describe as “the heart of Tech Square.”
The first three floors of the two-tower building debuted in 2025 as classrooms, conference rooms, huddle rooms, and collaborative spaces, with a Kaldi’s Coffee in the lobby.

Above that, the 14-story Scheller Tower (named for Roberta and Ernest Scheller Jr., a 1952 Georgia Tech grad) now houses the university’s MBA and Executive Education programs for the Scheller College of Business.
Next door, the 18-story George Tower (named for Penny and Bill George, a 1964 grad) is the new home for the H. Milton Stewart School of Industrial and Systems Engineering.
The two-tower complex now “brings Georgia Tech’s industrial engineering and business programs together in a shared environment designed to connect students, faculty, and industry—preparing the people who will help build what comes next for Georgia and beyond,” according to a ribbon-cutting ceremony announcement.
The project’s sustainable design features include LEED Platinum certification and a 4 Peach rating, or what’s considered Georgia’s highest rating through the Georgia Peach Green Building Rating System.
Phase 3 has succeeded in creating a more cohesive urban district where dated, low-rise offices and a parking lot were before.
The block in question is bounded by West Peachtree, Spring, and 5th streets, and Biltmore Place, one block north of Tech Square’s Coda, a John Portman and Associates-designed office tower.

Considered the last phase of Tech Square, the two-building 828 W. Peachtree Street project broke ground in October 2023 and now totals more than 416,000 square feet.
A congregation space called The Porch, positioned along wide sidewalks, lines 5th Street.
One section at the eastern base of Phase 3, near the intersection of West Peachtree Street and Biltmore Place, is considered a placeholder for future development. For now, it’s home to a 27-space surface parking lot and courtyard area with landscaping and seating, as university officials have told Urbanize Atlanta.

The Tech Square christening isn’t the only real estate news of note in the immediate area.
Across the street to the east, Collaborative Real Estate is planning an overhaul of base levels at 1924 Midtown landmark The Biltmore that will create new retail space and modernize the lobby to better mesh with Tech Square and surrounding blocks. The Georgia Tech Foundation has owned The Biltmore for a decade and operates most of the former hotel turned loft offices as Biltmore Innovation Center, a research and start-up hub.
