The influx of townhome development in an around East Atlanta Village continues.
The latest project to take shape, Arlo Modern, stands about .8 miles south of The Midway Pub and numerous other EAV staples. The eight-unit venture replaces an empty corner lot where Flat Shoals Avenue meets Flat Shoals Road (ah, Atlanta).
Across the street to the north, another modern-style townhome strip called The Seven at Flat Shoals was built about three years ago and later sold out.
Several years in the making, Arlo Modern is a project by AAI Development, the same firm behind a unique, infill apartment proposal on a sloped North Avenue site near Ponce City Market.
Three Arlo Modern units have been listed in the past couple of weeks, priced between $625,000 and $650,000. Another that’s been listed longer for slightly cheaper is under contract.
All options span four stories with a rooftop deck and lounge up top (roof kitchens with wine fridges and wet bars are included) and single-car garages down below.
Each has three bedrooms and three and ½ bathrooms—and, according to floorplans, between 2,400 and 2,468 square feet. (Although listings peg square footages at several hundred feet larger.)
Overall the “premiere boutique subdivision” is marketed as being both luxurious and comfortable with all of EAV “right outside your door.” Curiously, then, the 31 Walk Score lands squarely at “Car-Dependent” status.
According to listings, perks include white-oak plank flooring, waterfall quartz countertops, electric charging stations in garages, and custom closets.
