An approved, infill townhome concept is seeking developers in a section of Gwinnett’s county seat where many blocks are unrecognizable from pre-pandemic years, with more openings on the way.  

Plans at 215 Jackson St. in downtown Lawrenceville call for replacing a vacant, wooded lot with 12 luxury-grade townhomes, according to Atlanta-based Bull Realty, which recently brought the undeveloped property to market. 

Situated between a row of older houses and the East Shadowlawn Memorial Gardens cemetery, the .98-acre site is located about two blocks from Lawrenceville’s square and the Gwinnett Historic Courthouse. The Lawrence Hotel—a Hilton Tapestry Collection property and the city’s first boutique lodge—is scheduled to open in a few weeks across the street. 

Also across the street is the Lawrenceville Lawn greenspace and a .4-acre “urban” dog park opened by the city in 2024 and named in honor of city police K-9 officer HYRO. 

The land and townhome plans are asking $995,000.

According to Michael Wess, a Bull Realty partner, Lawrenceville city officials are “very excited to see this built,” as they’ve encouraged “higher-end,” denser residential development to help support the area’s growing commercial base. 

“The current owners took it through zoning—so no rezoning required,” Wess noted. 

Plans call for the property to be gated, and for townhomes to start in the mid-$600,000 range once built, according to Wess.
