The 3600 Peachtree project near Phipps Plaza isn’t the only multi-tower Buckhead proposal attracting attention lately.  

As Atlanta development wonks have recently noted, revised designs have surfaced online for a Cousins Properties project at 3354 Peachtree Road that could add significant density near MARTA’s Buckhead station, PATH400, and the Buckhead Loop. Buckhead’s highway-capping dream park HUB404 would also be placed next to the site, over Ga. Highway 400, though that project has largely gone quiet over the past couple of years. 

A taller, glassier 3354 Peachtree proposal was floated for the same site prior to the COVID-19 pandemic, but that never moved forward. 

According to marketing materials from Cousins, an Atlanta-based firm that counts more than 20 million square feet in its Sunbelt office portfolio, the 3354 Peachtree project would encompass 560,000 square feet at Tower Place, situated “within walking distance of Buckhead's greatest amenities.”

Potential uses at the two-building proposal aren’t specified. Building permit records lend no indication the project is gearing up to break ground in the near future. 

When asked this week for an update on the project’s status and latest designs, Cousins spokesperson Melissa McNamara responded via email: “We regularly revisit design plans for potential new developments. Nothing has changed in that regard.”

Back in 2019, Regent Partners pitched a 44-story, mixed-use tower for 3354 Peachtree—a sibling to the Sovereign building, Buckhead’s tallest—that promised to redefine the financial district’s skyline. (That firm had also developed the 50-story Sovereign, completed in 2008.) 

Regent’s plans had called for breaking ground in 2020 on 11,000 square feet of retail and 560,000 square feet of office space, topped with 62 “ultra-luxury” condos. 

Instead, as McNamara told Urbanize Atlanta in 2021, Regent and Cousins went back to the drawing board to design a joint-venture office and multifamily development on site.

Next door, Cousins completed a parking garage expansion topped with a greenspace and other work several years ago to help set the stage for future development. 

According to building permits, that project added 359 parking spaces in a five-level deck, topped with a park that has seating, lawns, and winding pathways for public use.
