Plans are coming into sharper focus for a two-tower project that could help reshape Buckhead’s northern skyline while marking a rare high-rise bet on new offices. 

Charlotte-based national developer Crescent Communities has revealed fresh renderings and details for a mix of Class A offices and apartments coined “3600 Peachtree”—plans that first came to light in recent filings with Buckhead development review boards.  

Situated just north of high-end shopping mall Phipps Plaza, the 2 and ½ acres in the 3600 block of Peachtree Road are part of The Church at Wieuca’s (formerly Wieuca Road Baptist Church) property where other large-scale redevelopment plans have failed to materialize in recent years. Crescent Communities is under contract with the church to buy the acreage in question now, per Bisnow Atlanta. The 40-story Ritz-Carlton Residences, a condo building, has stood on the same block for 15 years. 

Crescent Communities is working in partnership with the church to build what it calls “Buckhead’s most sophisticated office destination” and hundreds of luxury apartments at “one of Atlanta’s most prestigious addresses... at the apex of Peachtree Road,” according to an announcement today.

3600 Peachtree plans call for the 375,000-square-foot office tower to stand 21 stories, with a 300-unit apartment tower next door branded as a Novel building, which is Crescent Communities’ urban product. (Recent filings indicate the apartments will rise 32 floors.) Plans also call for food and beverage spaces at street level. 

Designs for the office tower include roughly 10,000 square feet of shared indoor amenities and an elevated, 19,000-square-foot landscaped outdoor terrace that overlooks Buckhead. 

Planned perks read like a checklist of post-WFH era office requisites: spa-like fitness and wellness facilities with dedicated locker rooms, indoor and outdoor lounges, conference and training spaces large enough for 200 people and multiple “alternative work environments” dotted around the property. 

We asked project reps for the outlook on 3600 Peachtree’s groundbreaking and a construction timeline and were told further details will be shared when appropriate.

“3600 Peachtree represents an opportunity to thoughtfully shape the next era of Buckhead,” said Sagar Rathie, Crescent Communities managing director, in a statement. “Our focus is on creating a workplace that feels elevated yet welcoming.” 

The development team is requesting variances for the project to widen spaces for amenities (eight feet wide, as proposed) and walking (a 13-foot-wide zone) along the property’s full section of Wieuca Road, recent filings indicate.

Founded in 1963, the company counts more than 95 multifamily communities, 60 master-planned communities, and 26 million square feet of commercial space in its portfolio, with offices in Charlotte, Atlanta, Orlando, Nashville, Dallas, Austin, Denver, and Phoenix. 

In Buckhead, Crescent Communities’ development partners include Pickard Chilton (architect), HSR Development Services (development), Partners Real Estate (leasing), and Kimley Horn (civil engineering).

The church site has seen other big ideas come and go. 

Five years ago, Ritz-Carlton lodging appeared to be making its return to Buckhead with a hybrid hotel-condo tower that would have used an existing garage for parking on site, but that development never moved forward. Ditto for an Empire Communities proposal in 2023 that would have infused sections of the property with a mix of townhomes, apartments, offices, and retail.

For the church, the Crescent Communities partnership “marks a significant step forward in our campus redevelopment and our long-term vision for this site,” lead pastor R. Kevin Head, Ph.D., said in today’s announcement. “[W]e are creating a thoughtfully integrated mix of office, commercial, and residential uses alongside a welcoming church facility with enhanced educational spaces that will serve our congregation and the broader community for years to come.”
