Are you living somewhere around Atlanta and feeling the pinch of rising costs of… everything? Who isn’t?
Some relief, relatively speaking, could be on the way.
In an effort to meet what the Federal Reserve has called Atlanta’s “lagging" affordable housing inventory, multifamily communities with a focus on reduced rents or senior housing are popping up around the metro. General contracting company Swinerton, a national firm that branched into metro Atlanta five years ago, happens to be building four of them right now.
Time for a closer look.
Swinerton reps this week provided Urbanize Atlanta with updates on where these projects stand, spanning from the doorstep of Atlanta’s airport to the county seats of Gwinnett and Cobb counties. More than 500 rentals are in the pipeline, totaling roughly $100 million in new construction, according to Swinerton.
Note that rental rates have yet to be made public in most cases. But the projects in general could be worth keeping an eye on, for metro Atlantans seeking a little rent relief this year.

The Diamond Apartments
1780 Harvard Avenue, College Park
Swinerton reports this 60-unit, affordable housing development—situated between College Park’s downtown commercial district and Atlanta’s airport—should be finished this fall.
The Diamond Apartments will be the 100-percent affordable housing component of a larger project called The Diamond @ College Park, a public-private partnership between historic First United Methodist Church and the city.
The four-story apartment building stands adjacent to the College Park MARTA station and a block from downtown’s restaurants and shops, with the city’s recently renovated library and City Hall also nearby, according to project leaders.
The affordability component will include 22 units renting at 50 percent of the area median income, with the remaining homes reserved for tenants earning 60 percent AMI, officials have previously told Urbanize Atlanta.
Also included, notably, are “noise attenuation features to remediate airport and railroad noise for interior spaces,” per developers.

The Millery
About 12 miles due west of Buckhead, construction is barreling ahead on a project by affordable housing veterans Prestwick Development called The Millery.
Plans call for just shy of 200 one, two, and three-bedroom rentals to be finished by spring 2024 with an affordability component, according to Swinerton reps.
The Millery’s amenities are set to include a fenced dog park, fire pit, and lap pool.
The project’s masterplan also calls for future retail and commercial space to be developed at the 8.5-acre site.

On the senior housing front, a 140-unit community is expected to open in September in the heart of Gwinnett County with 100-percent affordable status, according to Swinerton officials.
HearthSide Lawrenceville is reserved for residents over age 62, offering 115 apartments and 25 cottages with either one or two bedrooms. OneStreet Residential is developing the project designed by Geheber Lewis Associates architects to “promote interaction and community engagement with shared amenities.”
Those will include a fitness studio, lounges, library, media room, and a courtyard with gardens and grills for residents.

East Cobb Walk
2692 Sandy Plains Road, Marietta
Northwest of downtown Marietta, East Cobb Walk is replacing the aged, 50-year-old Sprayberry Crossing shopping center, where recent tenants included a $1 thrift store, cleaners, and community church.
Swinerton reports that demolition is complete and pre-construction is underway on the Atlantic Residential development, which will span some 15 acres.
Included in the mix will be 132 apartments and townhomes for residents over age 55, alongside 14,500 square feet of retail and office space. Site work began last month for the entire project, which was drawn up by Atlanta-based Dynamik Design.
East Cobb Walk is on schedule to be finished in fall 2024, according to Swinerton.
