Chamblee’s multifamily growth spurt is continuing at a site that, while located in the shadow of a north ITP airport, still counts walkability to rail transit and the city’s historic downtown.

New York City-based Atlas Real Estate Partners recently secured a $41 million construction load for a mixed-use project called The Hawkins, which is set to deliver 192 more apartments roughly two blocks east of the Chamblee MARTA station, along Chamblee Tucker Road.

With 15,000 square feet of commercial and coworking space also in the plans, The Hawkins could add street life to a section of town currently riddled with surface parking and empty lots.    

The 2.7-acre site is situated in a Qualified Opportunity Zone just north of DeKalb-Peachtree Airport at 3300 Burk Drive, as Multi-Housing News reports. Atlas bought nine separate parcels in summer 2019 and assembled them for development.

Atlas is partnering with FIDES Development on the Chamblee venture. Plans call for Class A rentals ranging from one to three bedrooms, with amenities that include a pool, dog park, pet spa, bike storage, and fitness center. The planned rooftop sky lounge should make for compelling plane-watching at night.

The development team also includes Nelson Worldwide architects and New South Construction for general contracting work. The Walker & Dunlop firm arranged The Hawkins project’s financing from Santander Bank.

Per Multi-Family News, Atlas’ goal is to break ground this spring and deliver the apartments in early 2024—an ambitious timeline to say the least.

The apartments will add to an influx of investment near Chamblee’s core and MARTA transit that saw five separate projects either break ground or deliver at sites along main-drag Peachtree Road this time a year ago.

Just east of The Hawkins’ site, Stonemont Financial Group and Seven Oaks Company are building Chamblee International Logistics Park, a 30-acre industrial hub. That’s been called the first development of its kind within the I-285 loop in two decades
