As proof Gwinnett County hasn’t lost its magnetism after decades of growth, two large-scale residential developments were announced this week that will soon bring hundreds of new housing units to the same corridor.
Collectively, the projects will span more than 30 acres, with 600 apartments total, all aiming to address an ongoing housing shortage in Atlanta’s largest suburban county. Both are expected to come online within a year and ½, less than five miles apart in northern Gwinnett.

BUFORD: National multifamily developer Thompson Thrift lifted the veil this week on a luxury Buford development called the Autry at Tulip Grove that will claim 10 acres near the Mall of Georgia.
The 1325 Laurel Crossing Parkway site is also situated adjacent to The Exchange at Gwinnett, a massive Fuqua Development mixed-use project that includes TopGolf, Sprouts Farmers Market, Pickle and Social, and Andretti Indoor Karting and Games, among other offerings.

Autry at Tulip Grove calls for four-story buildings with elevators and apartments with one to three bedrooms, some with private yards attached.
Perks call for a 24-hour social club (that’s a new one), pet spa with grooming stations, billiards and shuffleboard, a golf simulator, a heated pool, EV charging stations, and an outdoor game area, among other amenities.
According to Thompson Thrift’s calculations, the population in the three-mile radius around the site has swelled by nearly 32 percent over the past 15 years, outpacing metro Atlanta and the rest of Gwinnett. The county’s average household income today is $114,000, and 97 percent of the total workforce is employed, per the developer.
Josh Purvis, a Thompson Thrift Residential managing partner, called Gwinnett “one of the most dynamic growth markets in the Southeast” in a project announcement. The first move-ins at the Autry at Tulip Grove project are forecasted for January 2027.

LAWRENCEVILLE: Meanwhile, active intown developer and property manager RangeWater Real Estate is making another Gwinnett bet with a 300-unit project of its own called The Greene, just down the road in Lawrenceville.
RangeWater broke ground this week on the multifamily complex at 1032 Buford Drive, between downtown Lawrenceville and Coolray Field, home to the Atlanta Braves’ Triple-A affiliate Gwinnett Stripers. The project continues RangeWater’s focus on what company officials call “high-growth, high-opportunity markets” across the SunBelt and Mountain West.
Kinea Investimentos—billed as one of the largest investment companies in Latin America—is a partner in the Lawrenceville project.
Spread across 21 acres, The Greene calls for one to three-bedroom apartments ranging from 728 to 1,321 square feet. One unique feature will be a large communal clubhouse modeled after a modern farmhouse, per project officials.
“Drawing inspiration from Lawrenceville’s unique suburban vibrancy and the area’s surging growth,” reads a project description, “The Greene will deliver unmatched amenities, including a resort-style pool, biergarten, coworking pods, outdoor fire pit, fitness area, pet spa and dog park, park area, and walking trails.” (But no 24-hour social club, apparrently.)
RangeWater officials consider Lawrenceville a magnet for transplants, and they say Gwinnett is facing a housing shortage of more than 95,000 units, with a projected population north of 1.5 million people by 2040.

Construction schedules call for The Greene to be completed in the first quarter of 2027. It marks RangeWater’s seventh project in Atlanta’s suburbs and 28th in Georgia.
The Greene will also mark the fourth project for RangeWater Construction, the construction division of RangeWater Real Estate.
Nearby, RangeWater is also behind a larger, 500-home project in the same area of Gwinnett, spread across 50 acres.
