A Virginia-based developer appears eager to get moving with a mixed-use venture in Buckhead Village that would replace an Atlanta Police Department precinct and several businesses.

For the second time in a month, Middleburg Communities is scheduled to bring its plans before Buckhead’s SPI-9 Development Review Committee for input on Wednesday. Recent filings include new renderings that bring the seven-story, mixed-use development into clearer focus.

The proposal for Middleburg’s second project in metro Atlanta calls for demolishing two buildings and replacing them with 315 apartments at 3110 Maple Drive, between East Paces Ferry Road and Peachtree Road.

The scope also calls for about 7,100 square feet of retail space at street level.

According to plans submitted to the Buckhead DRC, the new mixed-use building would include a parking deck accessed from both Maple Drive and a driveway connecting to Shadowlawn Avenue to the west.

The parking deck would include 25 spaces shared with businesses on Shadowlawn Avenue, which are also owned by the property owner who owns the police precinct and neighboring building today.

One of the buildings in question—a low-rise structure at 3120 Maple Drive—is home to Atlanta Police Department Zone 2’s precinct. Zone 2 covers neighborhoods from West Midtown to Lenox Park, Piedmont Heights, and Buckhead.

Other businesses operating on site today, including at a larger office structure next door to the precinct, include ophthalmologists Georgia Eye Associate, wellness center Margaret Schwenke-Authentic Nourishment, and Chestney & Sullivan Law Firm.

Middleburg is a Virginia-based real estate firm focused on building rental housing in the highest-growth U.S. markets, with 52 projects currently under development totaling 18,000 units.

Those include the company’s first metro Atlanta project, a 252-unit Class A apartment venture called Mosby Fairburn, which closed on its acreage in June about 10 minutes from Trilith and Trilith Studios in the south metro.

In other Buckhead Village news, noted furniture retailer Design Within Reach is planning a new store in a high-profile, vacant location with frontage on Buckhead’s main street.

According to plans filed with the Buckhead DRC by New York-based Lalire March Architects and MillerKnoll, Design Within Reach is planning an interior buildout with few exterior changes at 3065 Peachtree Road, Suite H230.

The wedge-shaped space, once home to Dior, is situated between Peachtree Road and Bolling Way.

The only planned changes to the exterior call for a new Design Within Reach storefront system within the existing façade openings, per Buckhead DRC officials.
