More than 300 new multifamily rentals have officially entered the development pipeline in the northern reaches of the City of Brookhaven.
Active intown developer Woodfield Development announced plans today to develop roughly 5 acres at 4170 Ashford Dunwoody Road NE into a residential section of the broader Ashford Green mixed-use district.
The Brookhaven City Council recently approved rezoning for the 320-unit Central Perimeter project, located just south of Interstate 285, which was previously under a zoning designation for office use.
Designs call for a five-story Ashford Green building with a mix of apartments ranging from studios to three-bedroom floorplans, with amenities including coworking areas, a clubhouse, and a large pool.
Woodfield plans to acquire the site in the second quarter of 2027 and kick off construction soon thereafter.
The apartments will be integrated into the larger Ashford Green campus, where owner Vela Companies plans to create a 16,000-square-foot retail village and renovate an existing office building spanning 268,000 square feet.
Patrick Kassin, Woodfield’s senior vice president and regional development partner, called Ashford Green an opportunity to inject a new "high-quality residential component" into “one of metro Atlanta’s most established employment centers,” which is continuing to "evolve beyond its traditional office base, with significant investment in housing, retail, healthcare, and public infrastructure.”
The development team in Brookhaven also includes Dwell Design Studio (architect), PEC (civil engineer), and Spacecraft (landscape architect).
No outlook on project delivery is currently available, according to a development rep.

Elsewhere around the metro, Charleston-based Woodfield has started delivering the Woodrow House development off the Beltline in Southwest Atlanta, while plans in Sandy Springs call for remaking an ailing shopping center with mixed uses, including more than 400 Woodfield-built homes.
The company’s past work in Atlanta includes the 505 Courtland tower at the northern edge of downtown and other projects. Woodfield bills itself as one of the top 20 developers of Class A multifamily communities in the U.S.

Multi-use pathway nixed
In other Brookhaven news this week, following resident pushback the Brookhaven City Council has voted to remove a multi-use pathway from designs for a planned infrastructure improvement project near Peachtree Golf Club, just north of Peachtree Road.
The multi-use path was planned near the intersection of Ashford Dunwoody Road and Windsor Parkway, stretching between Lanier Drive and Mabry Road. But concerns from nearby residents about design and safety—namely, that higher-speed, electric-powered bikes and scooters would share the lanes with pedestrians—have nixed it, as WSB-TV reports.
City officials still plan to work with the Georgia Department of Transportation on designs that call for pedestrian improvements including a sidewalk, while separated bicycle infrastructure could come to the corridor in the future.
