A project that promises to add oomph to the skyline around Buckhead Village is starting to rise up.
Officials with Kolter Urban Development report this week that deep foundational work has wrapped and vertical construction is underway at Elyse Buckhead, a 20-story luxury condo venture that’s had few problems selling to date.
A second construction crane at the 102 West Paces Ferry Road site—next door to the St. Regis Atlanta hotel, a block from Buckhead Village—was also recently erected.
Columns now standing along West Paces Ferry Road help illustrate the unique scale of the building’s base floor, according to construction officials.

Plans call for level one to feature more than 20,000 square feet of amenities, including a main lobby, coworking space with private offices, a movie room with tiered seating, a formal clubroom with private dining, and his/her spa areas. A double-height gym is also in the works.
The outlook calls for traditional residential floorplans to start being built once vertical construction reaches the fifth level. Top-out is on pace to come next fall, per the construction team.
Elyse Buckhead officially broke ground in April. The first crane went up in July, and the project’s 194 condos have started around $1 million since sales kicked off.
Sales reps reported in September the project had tallied more than $100 million in sales less than a year after condos started coming to market. Florida-based Kolter Urban’s previous two Buckhead developments—Graydon (22 stories) and sister project Dillon Buckhead (18 stories), both standing along Peachtree Road—were nearly sold out prior to opening.

Condo options at Elyse Buckhead start right now at $992,000, which buys a 1,436-square-foot unit (under contract) with one bedroom and two bathrooms. The priciest offering at the moment is a 4,032-square-foot sprawler on the penthouse-level 20th floor, with three bedrooms, five bathrooms, ceiling heights up to 12 feet, and three terraces facing every direction but north. That condo—the largest floorplan in the building—is asking just shy of $6.8 million.
The Elyse condo tower, as designed by Rule Joy Trammell + Rubio architects, will include about 63,000 square feet of indoor and outdoor amenities total. Beyond the base level, perks call for an elevated terrace, designed as a central gathering place, with a cabana-dotted pool, outdoor lounges, an open-air kitchen, fire pit, and landscaped zones. Other onsite amenities will include a dog park and pickleball court, a sports lounge (with simulator), a screening theater, and a private dining room with catering kitchen.
Elyse Buckhead’s delivery is now scheduled for the fourth quarter of 2028, and as with Kolter Urban’s other projects in Atlanta, no retail is planned.

The Elyse location was formerly the longtime home of a small shopping center called Buckhead Plaza. Kolter Urban closed last year on the 3.3-acre site for $38 million.
A fourth Kolter Urban condo high-rise venture near Midtown’s Piedmont Park is in planning stages now. Dubbed “Fourteen Park,” that’s scheduled to begin development late this year, per company officials. The full development team for that project was revealed in August.
