What do West End, East Cobb, and Peachtree City have in common?
Not much, apart from the fact that each place has emerged as a clear, anomalous “winner” of real estate appreciation over the past decade in metro Atlanta, according to a new analysis.
Officials with Justin Landis Group, a veteran metro Atlanta real estate firm, recently crunched Multiple Listing Service data to pinpoint neighborhoods and cities that showed remarkable price growth between 2015 and 2025, based on a number of factors.
What emerged are two metro-wide Top 10 lists for home values. One shows places with the highest dollars gained (Buckhead triumphs by a mile), while the other pinpoints neighborhoods and cities where average values surged over where they started in 2015 (West End definitively wins here).
The rankings include four intown Atlanta neighborhoods, five metro suburbs, and one high school attendance zone (the coveted East Cobb).
Some highlights of the study:
In West End, home values have more than tripled since 2015, after generally starting in the low $100,000s. A typical home costs in the high $300,000s there now, per Justin Landis Group analysts.
Buckhead, meanwhile, has gained nearly $7,000 in value per month over the past decade. The subdistrict—already relatively pricey in 2015—has seen typical homes gain more than $800,000 in value.
In terms of dollars gained, Old Fourth Ward ranks second ($492,000 increase on average, or 128 percent), as “the clearest example of what the Beltline did to Atlanta,” as Landis puts it.
Another outlier is Roswell—once considered, like Decatur, a reliable backup plan for people priced out of places like Old Fourth Ward and Inman Park.
Roswell properties have ballooned 112 percent from the mid-$300,000s a decade ago—owing in part to buzzy, historic Canton Street offerings and Chattahoochee River proximity—which was good for fourth on both lists.
