Beltline-adjacent Westside Paper reports lease success, openings near

It’s shaping up to be a busy late summer and fall for a remade, Atlanta Beltline-adjacent warehouse district due west of Midtown. 

Officials with the 15-acre, adaptive-reuse Westside Paper report leasing momentum in recent years is continuing with new office signings, a fresh restaurant on the horizon, a sport-focused tenant’s expansion, and other happenings. 

Spanning 220,000 square feet, Westside Paper opened three years ago but struggled to sign office tenants in a post-pandemic environment as some early retail tenants, including Elsewhere Brewing and Boxcar Betty’s, dropped out. The tide has more recently turned, with the majority of the complex now leased and the Beltline’s Westside Spur Trail open next door.  

The latest signing, announced today, is a 10-year showroom lease with OFS, an Indiana-based furniture manufacturer founded more than 85 years ago that specializes in creating education, workplace, and healthcare settings. OFS has signed on to lease 16,000 square feet on the fourth floor, continuing Westside Paper’s portfolio of design, architecture, and commercial real estate users, per district officials. 

Also on tap is new restaurant Omma, a cocktail and small plates concept from the team behind celebrated Midtown cocktail bar MidCity. Omma’s space has finished its buildout but owners are awaiting an alcohol license, according to a Westside Paper rep. The opening was previously planned for July 24. 

Omma calls for expanding “MidCity's acclaimed beverage program with a globally inspired menu focused on clean flavors, thoughtful ingredients, and a contemporary approach to dining,” per an announcement today. 

Elsewhere on site, cornerstone tenant Padel Haus—a Brooklyn-based concept billed as Atlanta’s first dedicated club for the sport of padel—is enclosing its six-court facility beside the Beltline spur to allow for year-round indoor play. 

That 24,500-square-foot concept, billed as Atlanta’s only “luxury indoor padel tennis club,” hosted the U.S. Open for padel in October. 

Lastly, Westside Paper officials relay that five spec, Town Hall-style office suites are on pace to finish construction at the district this fall.  

Adjacent to the connective Atlanta Beltline spur trail opened in spring 2025, Westside Paper remade a 70-year-old warehouse on the eastern fringes of the Howell Station neighborhood. It continued the adaptive-reuse trend west of Midtown started in the nineties with King Plow—located across the street—and pushed forward by projects such as Westside Provisions District and more recently The Works.

According to owners Westbridge and FCP, Westside Paper has inked roughly 200,000 square feet of leases over the past two years as part of a tweaked, mixed-use strategy. Ownership says the tenant roster has helped set Westside Paper apart in Atlanta’s changing office market, where “companies increasingly seek workplaces that support employee recruitment, retention and engagement.” JLL and Bridger Properties are also partners in the district’s development. 

“As the ground-floor experience continues to evolve,” said Sarah Hubbard, a Westbridge partner in today’s announcement, “we’re seeing that translate directly into leasing activity and long-term tenant demand fueled by an abundance of surface parking.”

Speaking of, the property currently includes more than 630 parking spaces. But a section of that might be a placeholder, as it could be replaced with hundreds of apartments in a future Westside Paper phase, as plans filed with the city in 2022 indicate.
