A uniquely traditional, village-style housing project is plowing ahead that aims to continue investment and growth around the historic core of Gwinnett County’s seat.

Buford-based homebuilder Kittle Homes is fully under construction on a 63-home project with vintage aesthetics called Grove Park Village near downtown Lawrenceville, where recent developments have included a boutique hotel, a new performing arts center, public greenspaces, and hundreds of new apartments and townhomes. 

The new single-family homes—anything but spartan, modern-style boxes—will rise at 534 W. Crogan St., across the street from Central Gwinnett High School. The location is a little more than half a mile by foot, or a few blocks, from shops and eateries around Lawrenceville’s historic downtown square.

Designs at Grove Park Village—as compiled by celebrated architect Stephen Fuller, an Atlanta-based Georgia Tech grad—aim for Southern timelessness, with an emphasis on porches, columns, brick, and neighborly walkability around the community. 

Prices at the village will start in the $700,000s when sales open next spring, according to project reps. 

All floorplans will be two stories, with sizes ranging from 2,600 to more than 4,000 square feet, with three or four bedrooms and bathrooms. Elevators will be optional. 

Some options will include basement levels for finishing out media rooms, home gyms, offices, or flex areas. Floorplans and full price ranges haven't been released.

Plans call for the community to also feature a dog park and mail kiosk. No pool, but there’s a “stormwater wet pond” in one corner, per the site plan. 

Marketing materials point to downtown attractions such as Local Republic, Aurora Theatre, Perry Street Chophouse, and Slow Pour Brewing Company as locational perks, while Rhodes Jordan Park is also nearby. 

Grove Park Village will be zoned for Lawrenceville Elementary School, Moore Middle School, and Central Gwinnett High School, though attending the Gwinnett School of Mathematics, Science and Technology will also be an option, per project reps. 

“Downtown Lawrenceville continues to be one of the most desirable places to live in metro Atlanta,” said Zac Kittle, a partner at Kittle Homes, in a project announcement. “We’re excited to create a neighborhood that complements the character of downtown while providing modern homes designed for the way people live today.”

Kittle Homes, led by fourth-generation builders Judson and Zac Kittle, has been in business more than seven decades.
