If you’ve ever visited West End’s Lee + White district and felt a missing ingredient is more nearby housing options, you could be in luck. 

Eventually. Maybe. 

Lee + White owner Ackerman & Co. recently filed plans for potential residential and commercial development in West End that came before the Atlanta City Council Zoning Committee on Monday. 

Those blueprints call for two new buildings and a parking garage along a future section of the Atlanta Beltline’s Westside Trail, located on current parking lots immediately north of Ackerman’s latest warehouse remake at 1200 White St., where Dill Dinkers Pickleball operates. 

The property in question is about a block from El Tesoro West End (formerly Best End Brewing Co.) and other Lee + White food-and-beverage offerings.

According to Ackerman’s filings with the city, the residential building would span 420,000 square feet, with 975 parking spaces proposed. A curved new mixed-use building would rise beside it. The total amount of non-residential space would clock in around 240,000 square feet, per the filings, at a max height of 90 feet, where 225-feet tall is allowed. 

But don’t hold your breath for a groundbreaking soon. 

According to Ackerman spokesperson Steve Webb, the rezoning application is aiming to change the 1200 White St. property’s designation from I-Mix to MRC-3, giving the developer an option to pursue future residential and/or commercial ventures on the northernmost part of the property. 

“No specific plans right now, however,” Webb wrote via email. 

The property in question could count Beltline frontage by the end of 2027 or early 2028. Beltline officials expect to break ground on the connective, .6-mile Westside Trail—Segment 6 this fall.

Just north of the site in question, across White Street, Ackerman is building the first phase of a 23-unit townhome project called GW Parkside. Prices have yet to be released. 

Lee + White, acquired by Ackerman and MDH Partners in 2019, has seen a post-pandemic comeback that added a 19-vendor food hall, a Great Lawn central events and gathering space, along with new office tenants in more than 200,000 square feet of additional space. Another round of openings last summer included interactive concepts and three new retailers.

Elsewhere, Concorde Career Colleges has leased more than 47,300 square feet of adaptive-reuse space at Lee + White to build out its first Georgia campus, which will house up to 700 students in the former warehouse 929 Building. Cosmetology and beauty school the Ogle School now operates under the same roof.
