Southwest of Atlanta, a residential growth spurt around the City of Newnan continues.
Atlanta-based Wood Partners, the development firm behind Disco Kroger site replacement The Beverly by Alta and numerous other builds across the metro, recently broke ground on a mixed-use venture angling to fill a void of new housing in Coweta County’s Interstate 85 corridor, according to project officials.
Alta Newnan Crossing—a garden-style mix of apartments, townhomes, and retail—has claimed 11 acres just west of I-85 at 521 Newnan Crossing Bypass, about 25 miles southwest of Hartsfield-Jackson Atlanta International Airport.

Elsewhere nearby, a 1,000-home community called Del Webb Southern Oaks broke ground last fall, and a 114-unit, Build-to-Rent townhome project called Celebration Park is also moving ahead.
Alta Newnan Crossing will add to that mix 274 apartments, seven townhomes, and 7,700 square feet of retail space in a courtyard setting, all with quick access to the LINC Trail, Newnan’s multi-use trail system built by the PATH Foundation.
The Geheber Lewis Architects-designed project is scheduled to deliver in fall 2027.
Expect a mix of one to three-bedroom apartments, plus amenities that include coworking space, a resort-grade pool and courtyard, a clubhouse, and other perks.
The separate townhome wing will feature units with three bedrooms and two bathrooms, each with a two-car garage.

Wood Partners officials point to World Population Review stats that show Newnan is growing at a rate of 1.47 percent annually, notching a population increase of nearly 10 percent since the most recent U.S. census in 2020. That population is estimated at just shy of 47,000 residents today.
In summer 2023, Wood Partners delivered the company’s first development in Newnan, a 269-unit complex called Alta Ashley Park. That has since sold.
Now, Alta Newnan Crossing is “designed to bring a new level of residential living to Newnan through a thoughtful mix of housing, amenities, and connectivity,” Bennett Sands, Wood Partners’ executive managing director, said in a Wednesday groundbreaking announcement. “This community will complement the way residents want to live today while bringing much-needed housing to this growing city.”
