An active-adult community with a footprint more than twice the size of Piedmont Park is officially underway south of Atlanta.
National homebuilder Del Webb, an active-adult brand of PulteGroup, broke ground last week on a Newnan project that's set to deliver more than 950 residences off Interstate 85, about 25 miles southwest of Hartsfield-Jackson Atlanta International Airport.
Spread across more than 450 acres, Del Webb Southern Oaks will mark the third project from the lifestyle brand in metro Atlanta (or close to it), but the first on the south side of the city. Previous projects in North Georgia are Del Webb Lake Oconee and Del Webb Chateau Elan.
The Newnan project, situated northeast of the city’s historic downtown, will be anchored by an 11-acre, private recreational lake. It’s designed to meet the needs of 55+ adults in metro Atlanta—a demographic Del Webb officials described as “rapidly expanding” in a project announcement.
“Metro Atlanta's continued growth, combined with Georgia's strong appeal to retirees, creates an ideal opportunity for Del Webb,” said Chad Plunkett, PulteGroup’s Georgia division president, in a statement.

Perks call for an amenity center described as state-of-the-art (it’s stocked with a full-time “lifestyle director”) next to the lake, with two miles of trails wending around it and through the woods.
Elsewhere will be an amphitheater, a dock with a kayak launch, indoor and outdoor pools, community gardens, and courts for tennis, bocce, and pickleball.
Pricing hasn’t been disclosed. The initial Del Webb Southern Oaks home sites will be released for sale sometime next year. Plans call for the homes to offer what’s called "GenYou single-story floorplans" in three different options. Lawn care will be included, of course, in HOA fees.
The Del Webb property won’t be the only subdivision on a massive scale the Newnan area has seen recently.
As one example, 700-home Cresswind at Spring Haven has started delivering at a formerly wooded, 350-acre site east of downtown Newnan.
Another Coweta County proposal by Arizona-based Walton Global with more than 1,000 single-family homes was announced in 2022 but has yet to move forward.
All of the above, however, would be dwarfed by another proposal put forward in a south metro county in July.
The Grove, located south of Atlanta’s airport in Henry County, calls for roughly 6,000 homes and commercial districts spread across 1,300 lakeside acres. It’s been described by developer Geosam Capital as one of the largest development projects in metro Atlanta history.
