A Midwestern developer with a growing presence in metro Atlanta is moving forward with a sizable mixed-use bet on Gwinnett County’s suburban frontier.
Indiana-based Thompson Thrift recently announced plans for a 300-unit Dacula community called “Lineage” off Ga. Highway 316, a popular route between Atlanta and Athens.
According to project leaders, the 801 Harbins Road site is less than three miles from the growing Rowen megaproject, a 2,000-acre venture expected to function as an education-focused mini city with up to 100,000 jobs once finished.
Other area landmarks include a new Publix-anchored retail center within a quarter mile, per the development team. Also nearby, downtown Dacula has kicked off a multi-phase project intended to make its historic district more walkable and engaging.

Plans call for Lineage to be spread across nearly 15 acres with its 300 rentals—ranging from one to three bedroom options—spread across four-story buildings. Some homes will offer yard options and detached garages, per Thompson Thrift officials.
At street level, more than 9,500 square feet of retail space is in the works along Harbins Road, while other aspects of the community will include a play space, outdoor seating, and a section for outdoor concerts.
Communal perks at Lineage call for a pickleball court, coworking and conference spaces, a pet spa, golf simulator, an event space for rent, and a resort-style heated swimming pool, according to project reps.
Thompson Thrift’s other projects in metro Atlanta include the six-building Wrenly in Newnan, another Gwinnett project called the Autry at Tulip Grove near Mall of Georgia, and The Pullman community in Union City.
The first units at Lineage are scheduled to deliver in 2028, as Multi-Housing News reports.
