Could this be caviar living on a ramen noodles budget in Buckhead?

Not exactly. But a rare full-building conversion from apartments to condos has started bringing homes to market on what listings describe as “Atlanta’s exclusive Millionaire’s Row” and “one of the city’s most distinguished neighborhoods.”

Billed as Buckhead’s "iconic condo transformation,” the 2460 Peachtree Road project by national developer Crescent Heights is delivering 236 one and two-bedroom condos, ranging from 814 to 1,260 square feet. It’s officially called Panorama Buckhead Residences

Current prices start at $314,000. That buys a fifth-floor condo with one bedroom and one bathroom (and one assigned parking space) in 814 square feet, according to the Ansley Real Estate/Christie’s International Real Estate sales team.

The other condo listed so far—an 11th-floor two-bedroom, two-bathroom option in 1,100 square feet—is asking $385,000. 

If there’s a catch it could be this: HOA fees for both condos are listed at $660 per month, each. (Somebody’s gotta pay for the 24-hour concierge, right?) 

Condo updates in the building include upgraded flooring, kitchens, bathrooms, laundry rooms, and ceilings, with new glass-wrapped balconies in some units. (Across all floors, 39 different condo layouts are available.) 

Amenities around the property will include a new entry and lobby, new gym equipment, a sauna, steam rooms, a dog park and grooming spa, and an updated pool and pool deck area. 

The 17-story building in question had operated for years as The 2460 Peachtree Apartments. The new name nods to skyline and treetop views in all directions from a property situated between Midtown and Buckhead Village.

Marketing materials have described going rates for Panorama condos as “breakthrough pricing.” Across the street, for context, condos at the newly built The Dillon Buckhead started in the $800,000s when construction began three and 1/2 years ago.

The existing tower was built in 1983, according to Fulton County property records. It sold in late 2024 for $55 million to an LLC named for the 2460 Peachtree Road address. 

Crescent Heights bills itself as “the nation’s leading urban real estate firm,” with a specialty in operating and developing “architecturally distinctive mixed-use high-rises in major cities.” 

Elsewhere in Atlanta, the company’s portfolio includes the 46-story Atlantic Midtown tower at Atlantic Station, currently the tallest, finished residential high-rise in Midtown.
