Five months after its debut, a two-tower Midtown development aiming to redefine luxury apartment living in Atlanta is dangling a host of discounts in hopes of luring more renters in.
But don’t expect missing-middle pricing at a property with black-car service and an on-call masseuse.
Along with two months of free rent on some apartments, lowered rents are being offered at The Juniper and The Reserve at Juniper buildings for a limited time a few blocks from Piedmont Park, according to a new marketing campaign.
Current rent adjustments at the more upscale and boutique of the two buildings, The Reserve, look like this:
The least expensive option at that spa-topped building—the slightly shorter “south tower” on Juniper Street—has dipped for a one-bedroom, one-bathroom option in 950 square feet, priced at $2,815 monthly and up.
On the flipside, the highest rent across both properties—and the most expensive new apartment option we’ve ever seen in Atlanta—is a 32nd-floor unit at The Reserve asking $18,810 per month. That gets three bedrooms and three and ½ bathrooms in 2,160 square feet, with a large balcony and high ceilings.
An even pricier flat with the same space but one floor higher—asking $19,085 monthly—will be available Wednesday, per The Reserve’s website.

Meanwhile, at the taller The Juniper tower, a foot-in-the-door studio with 510 square feet starts from $1,905 monthly.
Signature floorplans starting on the 19th floor up to the 37th have modified prices, too. One-bedroom options (730 square feet) start from $2,605, or $2,810 with more space (810 square feet).
The bronze-clad project—a joint venture from Charleston-based Middle Street Partners and co-developers AECOM-Canyon Partners—kicked off with demolition in summer 2022. Move-ins began just before Memorial Day Weekend this year.
The Juniper counts 320 apartments, and The Reserve 167 units. Each offers different concepts that stress upscale, highly amenitized, market-rate urban living.
At street level, retail spaces totaling 5,000 square feet were built at the bases of both Brock Hudgins-designed buildings, wrapping 11th and 12th street corners. Project heads have told Urbanize Atlanta that three retail spaces will likely be created, with two in the north tower; a grab-and-go market was in the plans when we last toured the property.
Uncommon perks at the Bozzuto-operated Juniper Street properties include black car service, an around-the-clock “concierge team,” on-call massage therapists and personal trainers, pet grooming and walking, dry-cleaning and plant-watering services, and curated wellness events that include sound baths and sunset yoga sessions on the highest floors.
Naples, Fla.-based CID Design Group handled interior and brand designs, with nature-inspired themes nodding to nearby Piedmont Park.
The Juniper Street buildings that had housed two Midtown drinking and dining staples at the site—Einstein’s and Joe’s on Juniper—were razed in 2022, along with neighboring bungalows that’d been reshaped as businesses.
