Fresh visuals and branding have come to light for another significant dose of residential development near Central Perimeter transit hubs.
According to developer Terwilliger Pappas, the Solis Sandy Springs project (formerly Solis Embassy Row) is under construction within walking distance of thousands of high-earning jobs at companies such as Mercedes-Benz, UPS, and Asbury Automotive. The headquarters for eight Fortune 500 companies total are nearby, in addition to so-called Pill Hill, the region’s largest hospital district, per the Charlotte-based firm.
The partial office park redevelopment—the latest Solis-branded development in metro Atlanta—broke ground in April on a 6-acre site next to Embassy Row’s office mid-rises.
The 6660 Peachtree Dunwoody Road location is roughly a block northwest of MARTA’s Sandy Springs station; it’s also roughly ½ mile from the North Springs station, the transit system’s northernmost stop.

The Cooper Carry-designed mixed-use project will bring 341 market-rate apartments to Sandy Springs across two separate buildings, per Terwilliger Pappas. It’s scheduled for completion in spring 2027. [CORRECTION: 5:58 p.m., Sept. 24: A project official sends word the Sandy Springs project will be one building and not two separate structures.]
Amenities such as a rooftop lounge, forested courtyards, and a pool are in the works, in addition to retail spaces. (Renderings show a corner coffee shop at the base of one building.)
One unique aspect is that an existing parking deck will be retained and enhanced for use by residential tenants, according to contractor Fortune-Johnson.

The apartments will join hundreds of new rentals that have taken shape in recent years near Central Perimeter MARTA transit in projects such as High Street.
Elsewhere around Atlanta, Terwilliger Pappas has recently built the Parkside on Dresden project in Brookhaven and is currently underway with a seven-building venture called Solis Hapeville near the airport, in addition to OTP builds.
