The latest project by a seasoned Atlanta homebuilder offering proximity to a “magical” greenspace and relatively low (but certainly not dirt-cheap) ITP townhome prices is starting to take shape southeast of downtown.
Brock Built Homes, a builder known for turning industrial Westside lots into subdivisions and townhomes, is developing a 60-unit townhome venture called The Parc in DeKalb County near Gresham Park. The site, a little less than two miles south of East Atlanta Village, was formerly vacant, save for a long-shuttered church.
Aerial imagery from three weeks ago shows that four buildings at The Parc have topped out, with a fifth not far behind.
Located off Bouldercrest Road, the project borders 28-acre Glen Emerald Park, which marketing materials have described as “a magical escape right in the middle of Atlanta.” The park features a half-mile trail around a bird-magnet lake, plus playgrounds, athletic fields, and tennis courts.
Townhome options at The Parc will stand either two or three stories, all with three bedrooms and garages. A model home will be ready this month, per sellers.
Following a $5,000 discount, the least expensive option available is asking $399,900 (plus $250 monthly HOA dues) for three bedrooms and three bathrooms.
The larger, priciest offering to date, which is under contract, is listed at $502,900, with an additional bathroom included.
Three different floorplans—Adeline, Manchester, and Lancaster—range between 1,400 and 1,900 square feet. More than a dozen units are under contract now, according to listing services.
Designs are variously described as “the modern farmhouse style meets modern townhome,” “rustic-urban,” and “Modern Prairie.” Or as the official spiel puts it: “A relative to the modern farmhouse style, the contemporary Prairie trend replaces the farmhouse’s industrial elements with primitive ones.”
Elsewhere in Atlanta, Brock Built has made headlines with a townhome project in traditionally underserved Bankhead, Ten29 West, where prices flirted with $800,000 before more recently dropping.
Brock Built’s other ongoing or forthcoming projects span the metro, from Stone Mountain and Alpharetta to a new 52-townhome venture in Riverside.
