As anyone who’s traveled Edgewood Avenue lately may have noticed, the redevelopment of one of Coca-Cola’s first bottling plants is barreling ahead in Old Fourth Ward.

Charlotte-based Asana Partners and its local leasing partner, Capital Real Estate Group, are turning the two-story, brick-built structure at 560 Edgewood Avenue into a spec creative office project first announced amid pandemic doldrums in October 2020.

The old Coke plant was formerly occupied by leather products manufacturer Atlanta Belting Company. Asana paid $12 million for the 1.7-acre property in 2019, according to property records.

Asana and Capital City announced plans in 2020 to transform the plant into spec offices with up to 100,000 square feet, adding stories atop the main facility and opening the full project sometime in 2022.

Like so many timelines in recent Atlanta development, that didn’t pan out.

Revised renderings and a LoopNet listing from late 2021 suggested early ambitions had been scaled back; the expanded facility would remain two-stories tall with about 57,000 square feet. A building permit application that year did call for mixed uses, but it’s not clear if the remade property will offer anything beyond office space.

In the 2020 announcement, development officials pointed to the former Coke building’s iconic façade, strong 94 Walk Score, and the chance for tenants to apply for opportunity zone tax credits as perks.

An established player in Old Fourth Ward’s recent development scene, Asana has remade several buildings along Edgewood Avenue and the BeltLine, including the commercial row with Biggerstaff Brewing Company across the street from the Coke plant and BrewDog Atlanta’s new home in the Krog District.

The company is also remaking the Midtown Promenade shopping center on the Eastside Trail near Piedmont Park.
