A spruced-up Buckhead tower with features geared toward the post-pandemic office set is ramping up leasing efforts amid a hybrid-work zeitgeist and challenging conditions for the subdistrict’s office leasing overall.
As an O.G. transit-oriented development, the 27-story Resurgens Plaza has stood over Lenox MARTA station’s Gold Line since 1988, and it now counts direct access to the PATH400 multi-use trail along East Paces Ferry Road.
Beyond the classical façade by Smallwood, Reynolds, Stewart, Stewart and Associates, parts of the interior still feature that throwback mahogany and marble look, but elsewhere global firms Zeller and Partners Group have recently made “significant investments” in the tower, with a focus on wellness, connectivity, and sustainability, officials say.
Changes to the 403,000-square-foot, Class A building include revised offices, a renovated conference room and lounge, and a 14th-story green rooftop designed to provide outdoor collaboration space and sweeping skyline views.
Resurgens Plaza is also now home to Savi Provisions Health and Fitness Café, a gourmet and organic market located in the building’s MARTA lobby. A 6,000-square-foot fitness center described as cutting edge and electric bikes for tenants are also new additions at the LEED Gold-certified building, which managers call one of Buckhead’s most sustainable.
To that end, Resurgens Plaza has partnered with Durham-based Bee Downtown to house more than 100,000 honeybees, enclosed in three custom-painted beehives, to help lend tenants a feeling of connectedness to nature and the outdoors, officials say.
JLL was recently brought on to lease the roughly 80,000 square feet of Resurgens Plaza—or 20 percent of the building—that remains available.
Officials tell Urbanize Atlanta the current going rate is $38 per square foot, with customizable floor plates ranging from spec suites to full-floor arrangements available.
